Does this mean the whole house needs re-wiring? If so any rough ideas of cost? 3 bed semi. Thanks! :)

From the home report, marked as a number 3.

"The consumer unit does not incorporate a modern residual circuit breaker.

The consumer unit has re-wirable fuses."

It could mean that the whole house needs rewiring - a really old-fashioned fusebox is a sign that it hasn't been done recently - but you might be able to get away with putting in a modern fusebox with trip switches. Do the light switches and sockets look old and discoloured? Are there enough sockets - if not, you might as well have the whole lot done while you add some more and bring it all up to spec.

You're in Scotland, I'm in London - cost about #5k for me to do four-bed place (good quality switches and sockets plus lots more than standard sockets, a wired-in fire alarm and an entryphone).

Does this mean your house has sold?

Yes! House is sold. Almost signed and sealed, buyer will sign the missives at the end of the week. All the checks etc so far are fine, no reason for any probems!

Wooooohooooo!! Except that we can't find a sodding house to buy! DH asked the solisitor if he would give us a discount if we used him to get a divorce at the same time as selling the house! Cheeky git. Seriously we are at loggerheads over which house to go for.

Electrics in that house look curiously fine, its not an old house particularly and that is the only thing at all negative on the home report. Prices not outrageous then. You are a fabulous source of knowledge you know lala

Oh no, did the doer-upper sell before yours did? And, come on, after all the agonising, how much did yours sell for ?

No doer-upper still in the mix but we are a bit put off, it needs more work than we initially thought, and if it was the in the perfect location we would prob go for it, but its not perfect. If we were looking to spend that money every box needs to be ticked. You see what I mean?

So here I am, spending all my time on Rightmove, praying something jumps out at me. Not yet! Going to see a few houses of dh's choice tomorrow, don't think any of them are goers. Cardboard box here we come! The one with the dodgy electrics is miles and miles from where we are looking but is cheap enough that I wouldnt have to go back to work (Grin) but its got a paddock and stable and bags of potential. here

The very first house we saw and fell in love with sold in October. Since then nothing has been done to it, the blinds are still half shut and as far as we can see the house hasn't been touched. Do you think it would be cheeky to put a note through the door? Along the lines of 'we really want to buy your house!!!!!'

We got the 85k for ours, no questions asked, she offered it, we bit her hand off!!! Really lovely couple, the girl still stays with her Mum a couple of streets away and her sister lives in the scheme too. She was so thrilled with the house, had to restrain myself from grabbing her and asking her what she was thinking, mad woman. Still I suppose we can't all like the same things!!!

Am waffling, but it is saving me from property search hell!

Hmm, can't really see the potential myself - the rooms look quite small and it's attached to another house. Lots of land. I'd be tempted to knock down and start again.

Great news about the offer - really pleased for you. Why not stick a note through the door of the dream house? You'll never have to speak to the owners if they don't want to sell so no embarrassment factor.

You may get away with replacing the consumer unit only provided the wiring is pvc, how many fuses are there in the consumer unit as this will give an indication of the number of circuits in the house? To replace a consumer unit should cost 180-250 pounds depending on the number of circuits, to rewire a 3 bedroom semi would be around 3k-3.5k depending on the quality of the fitments.
