property buying companies........

.......anyone with any experience?

I want to move asap and am worried it could take a long time in the current market.

I realise these companies offer less than the market value, but then if its only 10% less, I would spend that on fees anyway?

Am awaiting an offer from one of these companies (have checked with companies house and its legit) but wondered if any of you know anyone who had used one of these companies?

"Finally, beware of the offers the companies who promise to buy your house in 7 days for 90-100% of its value. You will never receive 90-100% of its value when the sale completes ? they will either pay you a propertion of the sale price a few years down the line or try and convince you your property is actually worth a lot less than it is. If they were happy to buy at such a high price for cash why don?t they go onto Rightmove and buy hundreds of the properties advertised there rather than spend money advertising for people to sell their homes at full value."

I guess companies like that mostly deal with people that have to move? arrears, debt etc??

IIRC auction prices are also lower than market price?

Lots of estate agents hold property auctions as well - have a word with one in your area. Also, don't forget that guide price you see quoted is usually a lot less than the actual selling price achieved - the guide price is just set to attract interest in the property before the auction is held. You will still get what someone is prepared to pay, the same as selling it conventionally, but it will be on a date of your choosing.
