bathroom knockthrough

We have separate toilet and bathroom and want to knock through and put new bathroom in, maybe reconfigure it a bit.

Can anyone suggest the order would you do things? do we need planning permission to knock down the wall? and what are building regs?

We are totally new to this and are just wondering where to start really. I would love some advice about his.

You will need building regs. if it is a supporting wall.A non-supporting wall can be knocked down by anyone.A bathroom wall however is quite likely to have some pipes in it so check first.I would decide on the bathroom layout before you remove the wall.I did this via a builder who also tiled and booked the plumber in when necessary [and negotiated a good price for me] plus organising an electrician at the right time.There is an amazing amount of work in a small bathroom.If you are rejigging the fixtures you will need a first electrical and plumbing visit,then plaster-boarding and tiling,then fitting of sanitary ware and final fix.Good luck.

We planned to do this.Then dh pointed out that our 2 dds would soon become bathroom hogging teenagers and he wouldn't be able to use the loo if it was knocked through.If we'd had another loo it wouldn't have been a problem though.

Teta thank you that is so helpful. Its not a supporting wall so that means we wont need building regs which is good. Will definately check for pipes Smile!

The builder we know has a guy who is a gas and electric fitter he works with so we will try to get them both at the same time.

so 1. check for pipes 2. draw out layout 3. get builder and his colleague to quote 4. book a date.. is there anything else?

How long do you think it would take to do? we have a downstairs loo thankfully Grin

I think ours took about 2 weeks including tiling of floor and most walls.It also including insulating walls and ceiling and making good the roof and walls .We also had the airing cupboard wall pulled down and enlarged.I think the plumbing took nearly 3 days with 2 and 3 guys.The builder is a one man band so jobs tend to take longer.Also only one or two people can work in a small space at once so this is a rate-limiting factor.

I was thinking about a week but it sounds like there is much more to it than I was imagining.

Probably worth waiting til its warmer so I can bath the kids in the paddling pool!
