In a bit of a quandry over the house we have seen, it is in Watford and the 3 bed is a probate sale. We would like to offer on it except that the house would require a bit of work. Potential on property is huge if you have the money to do an extension etc and return for money would be good. DH does not think it will be much, especially as we would be getting a massive garden, parking, garage and basically a shell for a kitchen, Bathroom is acceptable for now. 3 beds require decoration and flooring. My worry is that if we get it at the top of budget, there is no wiggle room for all the basic work. Oh yes, the house would probably need re-wiring as it is very old. 1950's. Works ok I presume, from a safety point of view, it might be best to get the work done before thinking of installing kitchens e.t.c. Any thoughts/views on it? DH has a vision that we can do it up slowly over five year period. Me? I'm thinking, I would be left to sort out workmen and worry about the money being drained on top of the mortgage. Please advise, any ideas, tips etc would be helpful..

Decide how much you think the work will come to and how much that makes the house worth and then offer that (or a bit below). If they don't want to accept it, walk away.

Regarding the work, it sounds a lot. I've never tried doing things up over a long period, it's always been one short burst of hellishness. I'm not sure that spreading the pain over several years would make it any less painful though. You have to have tunnel vision: if this house could be your perfect house and/or it could put you in a position where you can make a good amount of money, then it's worth pursuing. If all you can see if months/years of misery and dust, walk away now.
