How to present a house

We're thinking of selling dad's house (we own it) as he's mainly living abroad.
The conservatory poses some issues - it's a 3 bed detached bungalow, and has a conservatory off what would be bed 2. This bed also has an en suite shower room. It's longish and narrow (more suited to a single bed along the side) with a fitted wardrobe to the side you wouldn't naturally put the bed iyswim.
Would you present it as a kid's room, another recep (making it 2 bed) or a bit of an odd master with conservatory en suite????

This is with his blessing btw - not planning on putting my 82 yo old dad on the streets!

Erm...spare room? Nice futon type thing where the bed currently is?
Nice for guests to have their own space in the conservatory as well as their own bathroom.

It does sound like it'd make a fab kids' room though, with conservatory as playroom! That's how I'd use it, but not necessarily howI'd show it if I was selling.

Master bed with a conservatory off it, definitely. Some people could then think "ooh we could use it as a sitting room" instead but most will be looking for that extra bedroom and if you present it as something else won't necessarily be able to imagine it as a bedroom at all.

You could get a small double bed to make the room look less narrow?

Blimey, what an odd place to put a conservatory. I think the best thing to do is leave it as it is but perhaps have plans drawn up for alternative use: a long narrow room could make a great kitchen with a utility area where the shower room is and a conservatory dining area?
