we finally have 2 viewings this week for our apartment. this is it. what can i do to make it look nice?

its been on the market for about 9 months now. we had an offer but it fell through, changed estate agents once and dropped price but i am desperate to move now.....i know i know its the market etc i just need motivation!

You've posted on here before haven't you? I recognise your flat.

Surely there's nothing new to add? The previous thread was full of ideas and advice based on the same photographs.

It looks a lovely flat!

I've just sold my house. The only thing I'd do with your photos is move the bin and use some plants on the balcony but you were given that advice previously.

Also -didn't people comment it was overpriced? I still agree with them.

I'm really shocked at there people prepared to pay that sort of price for any flat in Plymouth, sorry. Must be a very specialist market and therefore small IYSWIM.

twosoups - yes i have posted before - back in the summer i expect. i got some very useful guidance :-)

re the price - i appreciate the comments but its been valued at much more plus if viewers like it they put in a lower offer and see what happens? we had an offer at the full asking price which is what we bought it for 3.5 years ago. the only recent feedback we have had (and lots of viewers saying same thing) is that we don't have secure parking - theres nothing i can do about that :-(

Large pieces of contemporary art and a huge rug would look great and make it more inviting.The terrace needs some big statement architectural plants and pots and a table and chairs

3.5 years ago was at a peak in the market. You need to be realistic and drop the price.

if you want to sell you need to drop the price. there is very little demand for flats at the moment. Do you have to sell? When the weather is good it will sell much more quickly. I would take it off the market and put it back on in April/May.

Wowzers. That seems a lot especially as the spaces seem a bit awkward with those beam things and slopey roof. And are there two kitchens?

I guess your target market would be pretty narrow. You need to really focus on who it might be and play up to it totally. Make it perfect for hhe kibc of person it would appeal to

Paw reading the OP it looks like the offer fell through.

Perhaps because the buyer's survey didn't back up the price?

Presentationally I don't think there is much you can do. It will be the price that makes the difference. If you want to sell quickly you will need to drop the price.

I do not agree that buyers will "make an offer" on an overpriced property and therefore there is no benefit in dropping the price. I think buyers are scared off by an over ambitious price (they assume the seller is holding out for that price) and will not even make an offer. In fact people who are searching in a lower price range may not even see your property because their searches on rightmove etc would not bring it up.

the offer fell through because the buyer was ill and their family ocnvinced them to delay moving house until they had recovered - we are hopeful that buyer may return in a few months.

we've had two eastate agents. they first one brought only retiring couples who found it too modern and i felt we wasted alot of our and their time. we moved to a new agent (who is more inclined to bring wealthy couples either looking to invest or use it as a second or city base) and got an offer within a week. it fell through quite late on - we had done alot of the paperwork with solicitors etc.

I think it's a beautiful flat with stunning views

It looks rather souless though and not like a home, more like a show home from a developer. Can you make it warmer? A rug or bunch of bright flowers.

Smells help too - baking bread / coffee etc

Lovely place but I live in this area and there's no way you will get that asking price.

If you've only stayed there 3.5 years and are desperate to leave that seems to suggest there are some major problems that a beautiful view can't compensate for.

All your photos show bright sunshine which of course is often in limited supply in Plymouth! Minimalist decor looks great in the sunshine but a bit bleak and empty on grey days. Perhaps find a way to brighten the place to make up for winter weather?

I'm glad you are happy with your current estate agents - but given any kind of choice I would avoid anything on their books.

Not that I'm your target market. But bad experiences/reputation for certain things.

It's still the kitchen that lets it down, isn't it?

I think the rest of it does look good, and the view seems spectacular.

There's probably not a huge amount you can do about the kitchen (did someone suggest before that you could take the dividing wall out and have an RSJ instead?) but I think you should hide the bins somewhere during viewings.

I think the furniture (apart from the bedroom and its lamp)is wrong for the price bracket.The leather sofas are a bit dated and the dining table should be a lot more statement and scream dinner parties and entertaining.large white slouchy contemporary sofas and a huge conran style rug would be great.Tall vases of groovy big flowers etc.Art on the walls and minimal book cases etc.I think it needs something to make it memorable as it is likely any viewers will be looking at a few

Clear the kitchen worktops, ensure it looks like you only need to use half of it at a time IYSWIM - different sort of table or some sort of island with the table elsewhere?

I think it really needs a wow factor.

Patio table looks old and past its best.

Why are you desperate to sell?

I dont like it sorry ,im not your target market though Grin.

There looks to be a lot of 'wasted space' and aside from the view (and that could change on a wet miserable day)that gives it wow!!.

The patio does look past its best and I think some new furniture and potted plants would give it a bit of an oomph.....the beanbags look like a waste of space and i think a bright cheerful rug and some interesting bits would give it character.....the kitchen is lovely but lacks individualism looks like youve just gone into a showroom and said one of them one of them and one of them - its not individual you need to inject something sparky into it.

It doesnt look lived in and has no personality.

get some art on your walls - the house looks very chic minimalist, but cold cold cold: needs an injection of big, bright bold colour and personality. Buy some cheap abstract canvasses, a nice warm rug and just a couple of colour accessories to make it more inviting and tie everthng in. Run the same colour throughout the house in small doses. Blue/green combo would be lovely

The kitcehn is the killer - it just doesn't work - I really couldn't pay that amount for a flat with that kitchen. Your flat looks gorgeous but the kitchen would be a big fat NO. And people who buy at that price don't want to have to think about replacing a kitchen. Could you square off one side and use for storage and have a smaller but more workable space.
