house being valued on monday, any tips?

The mass clean up has started today, but I need to know of anything extra to get a bit more for it?

  1. Don't worry about going crazy with the tidying - a valuer will basically be looking at the general condition of your house, and its size / layout / overall good / bad features. Obviously it should be tidy-ish and not knee-deep in clutter when you have actual viewings.

  2. Ask the estate agent how to get a bit extra! They will be the one who has looked round your house! For example, I asked ours if it would be sensible to paint the front door and he said it wouldn't really unless it was in terrible condition (which it wasn't)

thanks our house is in quite good nick, only 4 years old, so think it should be!
we're trying to buy the house of our dreams, a delapitated 1930's house!

Whatever they say I would take with a pinch of salt - we had two in a couple of weeks ago to give valuations and I know they way overvalued. It seems to be what they do - don't let them flatter you into thinking your house is worth more than it is or you will have a miserable and demoralising time selling it. Ask for evidence of any comparable sales if the figure does seem a bit Hmm and do your own research on nethouseprices.com or similar.

Oh, good point, magic - I assumed OP was getting agents in. If it's a surveyor, bugger all you can do.

yes is estate agents.

The thing is on the estate where we live ther is only the 2 houses in this style, ours and next door. I don't know if that is a good or a bad thing?

There are a few houses for sale on the estate, and only one is a bit dire, but that was a reposession.

But will keep in mind that they over valuate.
