I would like some candid opinions (feel emotionally involved I guess, and not sure what to do)

We are busy selling, and put in an offer (which after much negotiating) we settled on. Had the survey done and it was valued at almost £18,000 less that what we offered!
What would you do - if the buyer does not negotiate would you walk away.
We do want to buy, love the house, its an area we want to be in - but within this unsure market I am worried about paying over the odds and the value still falling! I understand that surveyors are cautious now, the bank will lend us the money (as we have equity) but am worried about the large amount difference!
Any advise appreciated

Ahem Mrsthsi is cadillac - your surveyor of course would have known that - it's their job: they do have access to records you know!

I had friends whose survey (in 1999) came back with a valuation higher than what they were paying (new build bought off plan). A conveyancing solicitor friend told me it was the first time she'd ever heard of a valuation coming in ABOVE the price offered in nearly 40 years of practice. In her opinion, valuations are always lower than the price offered and significantly lower when property prices fall, especially if the valuation is for mortgage purposes.

Moos,he might have had access to records,but that wouldn't tell him that the estate do not/cannot sell their houses,therefore the likelihood of alternative properties coming on th market is very very slim.Neither would it tell him that houses rarely make it onto the open market here,and if they do, are sold by word of mouth,that was a queue of potential buyers waiting to jump in despite this house never being advertised.I've lived here most of my life and know how things work around here so am very pleased with the price we paid.We don't ever plan on moving,either.
