House been on the market since Friday but no viewings. Is it overpriced?

The house was valued by 2 agents at the same price, we settled on the agent who'd been the most proactive when we bought it originally, it went up on their website on Friday, Rightmove on Saturday and For Sale sign up yesterday.

No interest whatsoever.

Now, it's been 4 years since we bought/sold anything but I would have expected at least some interest when it first went up. Our agent said if we haven't had an offer within 2 weeks we can take stock then, but not to panic yet. Part of me sees the wisdom in this (we're in no rush to move) but an offer? No bugger has even asked to look round?!?!

Anyway, be brutally honest, no interest after 4 days - have they priced it too high?

I would say it's probably a touch overpriced.

we sold ours the day it went on the market because we priced sensibly and said no offers, priced to sell.

A house is only worth what someone wants to ay for it ...

It's half term, I am viewing 4 houses next week when the ankle biters are safely contained between 9 and 3pm.
Give the EA a chance to print the details and make some calls I say.

Hello lovely mners - thought I'd post an update for everyone who's in the same waiting-to-sell boat.

We've had one viewing, one chap who was meant to view last night but got stuck in traffic so is rescheduling for the weekend, one viewing later this afternoon and a very keen couple (who have sold their house) who can't make it over to our area until Tuesday but have begged us not to accept any offers until they have viewed. Agent says they are making a 260 mile round trip just to view our house.

The chap who viewed yesterday offered 10% below the asking price which is pretty good considering he's an investor (wants it for a corporate let) and cash buyer. Agent thinks he'll come back higher but said we should wait until Tuesday viewing. However, if he gets up to 5% below the asking price we'll bite his hand off for a quick and easy sale Grin

Of course it can still all go horribly pear shaped but I'm feeling a lot better about it all now.

Fingers crossed!

We have a viewing tomorrow too - so perhaps things are looking up Hmm.

ours was up for 3 weeks before we had a viewing- first viewer purchased though!!!

There is obviously a disappointingly low number of nosey neighbours in your area. Don't worry I'm sure one will soon come around to poke into your things.

We had a neighbour come and view the last house we sold. Their house wasn't on the market and as far as I know they had no plans to move Hmm

We had some viewers the other day who had already decided that the house wasn't suitable as they wanted a large garden - didn't stop them looking in every cupboard and fitted wardrobe, though Hmm

It's been a manic few days but finally accepted an offer from our first viewer (cash buyer) yesterday for just 1.5% below our asking price so we're pretty happy. Now just got to find somewhere else to live...
