What would you offer on this house?

We have a second viewing on our house, with the buyer saying they will probably make an offer. The house we are interested in has been on sale since May at £450000 and have had only one offer in that time (although lots of viewings) of around £425000. In the end the offer was withdrawn as the buyers werent proceedable.
I was thinking of going in at £375000 but is there such a thing as a too cheeky offer? Would they then discount you as a serious buyer with that cheeky an offer? I know everyone says you can make any offer you want, but could you annoy the vendor so much they wouldn't consider anything else.

Any offer shows an interest. We had a very low first offer, then it came up a chunk (shows their serious) and we went back to them and said if they offered X we would take it, they offered £1k lower we shook hands. Moved out in Feb!

It's a business deal, anyone who discounts someone making an offer because the first offer is cheeky shouldn't even have their house on the market.

If it was me i would dismiss you as being rude (sorry not being personal)

I wouldn't take a buyer that went in that low seriously.

But i'm a misery guts so may have a bias view Smile

Also our buyers are cash buyers and so it would be a very secure chain.

Make the offer they can always make a counter offer.

There asking price may not be realistic.

If it's been on since May I should work out how much house prices have dropped since then as it seems to be a big chunk each month at the moment.

Anakis - you would dismiss the buyer as being rude, but would it actually make any difference? I mean, you would say no, then if they came back with a higher offer you would just consider that on its own terms, wouldn't you?

good god- it they are serious about moving in this market a low offer would not put them off. they prob wont accept but they are hardly going to turn their faces to the wall

if they are not serious about moving- you dont need them!
