building contract -what's important to be in it?

Hello

we've just gone through tendering for a two storey extension, and have agreed on a builder. The architect is supervising and has said that we will use a minor works contract? I've had a look at one and it looks anything but minor!!!

Has anyone got any advice about anything that they wish had been put in their contract, or anything they would do differently? The cost of the work is £93,430+vat. eek! Which seems a very precise figure but anything but minor!

has anybody ever added their own bit to the contract? Also what sort of detail would you expect from the builder of the order of how things would be done and how long they will take. He's hoping to start before christmas so I need to know if my dining room will be demolised before or after that. (At least it may mean I get out of feeding all the inlaws Smile.)

Any contracts advice gratefully received! I just remember reading of one mumsnetter's nightmare loft conversion and problems with doors and stairs and she said she wished she done something different, but of course I can't find the thread now
