Are other London buyers finding there is NOTHING on the market?

We have a good offer on our home but can't build a chain as there is sooooo little on the market is our area. There is not one 4 bedroom family home with a garden on the market within 15 mins of walk of DD's school. Its driving my loopy. Are others finding this or is it just my neighbourhood????

Would you consider renting for now?

Obviously would be a bit more expensive with moving furniture, but when you do finally find something to buy, you'd be in a position to move quickly and would be chain free - so perhaps worth the hassle?

I have though about renting but DH won't consider it. Firstly, because the market is so unpredictable. If it goes up we would lose out. Second, because he is paranoid about another back crash or currency devaluation. If all our assets are in a bank he thinks they might be at risk. And third because renting around here is uber expensive. Two moves are also a hassle. He's clearly not an optimist, my DH!

Loads for sale here too (SE).

SW London

Are there lots of your target house? Just not for sale?

JiggeryPopery · 09/10/2010 17:54

What about renting out your home, instead of selling, and then renting somewhere for you to live?

Could just be your neighbourhood tbh - and tbh it's the time of year. No one really wants to move between now and Christmas, especially where family home are concerned. The market might be different, for example, for one bed flats.

Avocadoes · 09/10/2010 19:17

The neighbourhood isn't full of our the type of house we want but the estate agent reckons we wld normally expect 3 or 4 to choose from. Agent reckons supply is lower than usual at this time if year. It's just v frustrating.

Market has gone very illiquid; nationally transactions are at about one-third of the pre credit crunch levels. Supply-demand balance changes completely from one area to the next.

In the areas of SW London I still check (Richmond/Wimbledon) supply still seems low and the stuff on the market has been around for ages. However, noticing some decent price reductions happening on the stale stock.

We've been looking to move out of London to the Kent or Surrey commuter belt. In Surrey (Weybridge/Walton-on-Thames/Cobham) seeing good amount of supply and some big price reductions. On a few houses EAs have told us the vendor will accept 10-20% below asking before we even look at it!

However, in Kent (Sevenoaks) supply is very scarce and prices not moving down at all.

We are having a nightmare too in London (maybe we are in same area Avocadoes!). We accepted an offer on our flat in JUNE and just about to have our fourth 'offer accepted' house fall through. We are on our knees at this point and there is absolutely nothing decent left to look at never mind buy.
Also looking in SW London as an alternative and it seems every house that comes on is massively overpriced still, or has a huge compromise (like directly under flight path or on a railway!).
We are bursting at the seams here not that DC2 has arrived, and need more space.
Feeling so depressed about the whole thing though, can't seem to pick ourselves up from this latest disappointment, and our buyers are understandably getting itchy about the delay.
But also finding that there is nothing whatsoever to rent!

Lots of chains are breaking down at the moment and its getting quite messy for everybody. We started to look in around June and there 3 houses we quite liked but were already 'Sold Subject to Contract' so the EAs told us not to bother to look. We'll all 3 are back on the market now due to broken chains.

We are also in SW London/ Surrey borders, and there is very little new coming to the market. Just lots of overpriced dodgy ones that have been hanging around for ages. Wanted to move before DC2 arrives in next few weeks, too :(
