Changing estate agents

We're changing our estate agents, and while trying to negotiate the fees down I have one unaswered question.
Previous EA introduced our property to buyers who made an offer but had to pull out as their sale fell through. They still haven't managed to sell their's but if they do I'm pretty sure they want to make an offer again. If that happens when we're already with new EA, does that mean we need to pay fees to previous EA, or even worse, double fees?

Look what it says in your contract - commission should go to the agency that "introduced the buyer" but some agencies try to get commission if you are with them when a sale takes place even if it is a friend buying it off you or someone who was introduced before you changed agencies. It'll be in the small print.

You need to sort that out with both agents before signing with the new one. We had a similarish situation a number of years ago when we had an offer with one agent but the buyer had not sold her house. Offer was on the table for weeks but we were increasingly keen to sell so we went dual agency. We had it confirmed in writing that if the original offer with Agency A came to fruition we would only be paying commission to them and not also to Agency B. Both agents were quite happy with that so I think it happens frequently.

Thanks for that, will speak to both EA about it. Just wasn't sure how to approach this, the amount of bluffing they all do I just don't know what to believe. The EA we want to go with wanted us to sign a contract when we're still with previous EA, saying 'we will do viewings but won't market the property officially, this is something all EA do.'Hmm Didn't go with them then but annoyingly they're the ones we should go with. Just want to be extra careful nowSmile
