It has rained all day today alot - we had an extension two stoery finished this year in February and where the old meets new upstairs on either side of house aer 2 lintels (on in each bedroom). Just above the arch on each one where old meets new is a round wet patch - well damp not wet as such - dh been in loft and all looks dry - wtf is going on? dh going to ring the builder to come out but im imagingin the worst. Anyonwe any experience of this type of dampness?

DP is a builder so I asked him and he said that if a roof valley has been created by the extension then there could be a problem with either the lining or the tiling around the valley or it could be something as minor as a nail through the felt in the wrong place.

If there was a formal contract with your builder, or an architect was involved, there should be a defects liability period which would be for either six months or twelve months. If you're still covered then the builder will have to sort the problem out.

sounds like a failed flashing to me ...... might not be such a big deal ..... see what the builder says

thanks, he finished back in feb, no formal contract but he was a nice guy hmm. He is currently working on a friend sextension i recommended him for so hopefully he will still like us lol. possibly is valley - will go out and neb in the light today. Dh was on about breaking through the loft in the new side but i reckoned the builder going onthe roof would be a better deal (been as though the loft is full of crapola). Thanks all will report back.

came today and went up on roof, said flashing cien away due to mortar in valley or some such - has re concreted it and said to keep an eye out and if happens again will come straight out but should be fine and is likely to be coz of frost when it was done etc..
