Not heard from agent about our offer - nag?

We put an offer in on a house last week which was rejected.

Increased our offer on Tuesday and was also told of mysterious cash buyer which had also offered. Suspect this cash buyer might be made up.

Anyway, have heard nothing. Chase agent? Does that make us look desperate?

Tell them you are about to put in an offer on another property but before you do you want to know that your second offer has definitely been rejected.....that should prompt them.

I did think about that but it's quite a small area we are looking in and there is nothing similar on the market at the moment - so I think the agent would see through it fairly quickly.

You could tell them you are taking a break from hunting for a few months and see what information that prompts. Or just be direct, if you really want the house it doesn't matter if you appear desperate.

Ring them up and ask. It's irrelevant whether they think you are desperate or whether they have/haven't a cash buyer. You make the offer you want and want to find out whether accepted/rejected.

However, I would recommend from now on you make all offers subject to a timeframe (24hrs/48hrs/1 week). This way the EA knows they have to get back to you with a yes/no. It's also less easy for them to use it as a back-stop bid for a house while they try to get another buyer involved.

If you appear desperate they'll hang on for a higher offer from you.

There's no reason for them to mess you around and keep you hanging on. If the second offer was as high as you'll go I suggest telling them that you need to know by tomorrow or you'll assume it's rejected and look elsewhere.

Ring them up and say that you would like to know as you want to sort out other viewings for the weekend if your offer has been rejected. Make a mental note not to sell your own house through this company.

Well I did nothing, but I had a missed call from them at 5:30 and a voicemail to say that the vendor had not been able to get hold of his sister (it's a probate sale) so they had no answer.

I strongly suspect that they are waiting for more viewings over the weekend.

I'm becoming too suspicious!
