Shocked at quote we have been given .......

.... 55k for a dorma roof extension comprising a small bedroom and bathroom and a knocking down our kitchen wall and building over a patio approx 10ft by 6ft if that. The price doesn't include new kitchen or bathroom or any plumbing as dh doing that.

What do you think.
We are in east Surrey

Builders are falling over themselves to get work (I am mid-garage conversion) I was contacted by 11 builders when I got planning permission!

I would get several quotes, at least 4 or 5 and get recommendations for builders too if you haven't already. That will show you where your current quote lies.

Some builders may be falling over themselves for work, but the good ones aren't! We have just finished an extension and our builder is busy for the next year, others whom we tried before starting who were recommended were similarly busy.

I think the quote sounds OK, are you extending your existing kitchen over the patio? If so, you are talking about digging quite deep new foundations for a two-storey extension. Having said that, the plumbing - moving existing and putting in new stuff - is also expensive but your DH is doing that .

Definitely get several quotes and see how they compare.

it sounds about right tbh, it's what a friend has paid recently for something similar and is comparable with the price we had for a one story extension smaller than that(which was about half the price)

I really struggled to get a builder recently. Get competitive quotes, but tbh it doesn't sound too out of order for where you are and the amount of work to be done

Sorry should have said that my builder was booked before my planning application went in which was 10 weeks before the job started. I was pencilled in for September back in June!

Thanks for replies. Slightly worrying that so many of you think quote is ok!! Maybe we are just of touch with what things cost these days.

The ground floor extension is only ground floor, nothing on top of it. We live in a chalet style house, two double bedrooms upstairs and small third bedroom/study downstairs with kitchen sticking out the back of the dining room. So the extra bedroom and bathroom are made by knocking into the eaves upstairs at the side of the house.

The quote downstairs even includes putting old patio door back, not french windows like we asked.

We've got two more quotes to come, thanks for offer of number cargirl, I may come back to you! It's not really into East Surrey - it's South London/Surrey borders.

I've found it all a bit depressing really. If this is what we have to pay then I don't think we can do it. I don't even think it would be worth throwing that amount of money at this type of house. Esp when you add in the rest of it - bathroom, kitchen, etc. Prob looking at the best part of £70K Shock

My friend paid £45k for a bedroom/ensuite loft extension alone. No other work.

So I think your quote sounds pretty normal.

Now is quite a good time to upgrade property - it's the more expensive homes that seem to be struggling the most to sell IYSWIM not the smaller cheaper ones.

Our loft build cost us £55,000 exc VAT, a few years ago. Two rooms, one ensuite. Price did not include final flooring, decorating or bathroom fittings, etc.

It's still advisable to get several quotes.
