cost of a knock through kitchen diner

I'm thinking of offering on a classic small 30s semi, but need help trying to cost out the work we'd want to do..

I'd like to knock through between tiny galley kitchen & dining room. I'm sure its a load bearing wall so would need rsj etc.

Also, need rough costings for installing bifold or patio doors across back wall.

Have you had it done? How much do you reckon?

Hi there - yes we had it done - we've got exactly what you're describing - classic small 1930's house which had a teeny kitchen. We knocked through and it's the best thing we ever did!

We've still got a small kitchen but it feels big 'cos the room's all open - it's fab.

Sorry - can't remember how much it cost - we needed an rsj etc.

If you're up North I've got a brilliant builder if that helps..?!

So sorry can't help with costs but in terms of whether or not to do it, I'd do it every time - it's great having a separate front room, which is small but cosy for watching telly in the evening and we spend most of our time in the 'family' room at the back - lovely to be able to cook and watch everyone coming and going Smile

I've got exactly that, too, and I'm in the North!

Ours cost £14k for the knock-through, new kitchen units, new patio doors (where a window had been previously), some windows blocked up, the back door moved, 2 new bedroom windows and one small replastered bedroom. Oh, and boarding put in the loft with a new hatch and pull-down ladder.

I suspect I was ripped off a bit but that's another story...

The end result is definitely worth it for the reasons Dotty stated and also the extra light is lovely.

I've just been quoted 1.5K to knock the connecting wall out, put the RSJ in, brick up my old window and door. This includes ceilings and plastering but obviously not the kitchen. This is in early 70s end of terrace.
