So we've seen a house that we both love, but at the moment is has a teeny tiny kitchen that you couldn't get everything you need into. But, there is a is a room off what is currently the kitchen that you could expand into. This would be the first house I've bought and the prospect of putting in a new kitchen is quite scary. I'm also concerned about the cost - do you think it would be realistic to spend no more than 10 grand? I know people can spend more like 20, but there's no way we can afford that much and wouldn't be able to buy the house if we couldn't do it for less.

I would think it is possible under 10 grand depending on the costs for removal of wall and which kitchen, worktop, taps, sinks you select...

My new kitchen cost that but it is enormous and I had Walnut solid wood wortops and posh sink and taps...

It really depends on what you want and where you go. I would recommend going to speak to Magnet, B&Q, Wickes etc and they will help you plan the kitchen and get it installed. If you choose laminate worktops, inexpensive cabinetry (remember that acrylic gloss cabinets can look great and are very good value) and lower-end appliances you should defintely be able to get it for that.

Would you need to knock a wall down to do it? If so, do make sure it is not a structural wall as that will cost a lot to remove.

I don't need to knock a whole wall down as such - there's a doorway between the two rooms at the moment made of what seems to be very flimsy wall so would just be knocking that out and kinda doubling the width of the doorway.

We were hoping to add the costs onto the mortgage but have just found out that you can't do this (who knew?!) so will have to come out of our deposit. Maybe it's not going to be the house for us after all :(

You also need to consider where all the appliances are going to go. IF they're going to be in the new room, will it need new plumbing (for dish washer/sink), gas pipe (e.g. for a gas hob/oven), electrics, etc.

10k could be do-able depending on where in the country you live.

Good luck.

We bought a kitchen from Wickes (in the sale, 65% off, only appliances included were a dishwasher, which was an offer) for about £4k. We spent probably 3k on other appliances and are fitting it ourselves. The builder quoted us 3k to fit it. I am in the South East. Hope this helps...
