Is anyone else having a misreable time trying to sell their house?

Our house has been on the market since June and trying to sell it - it's so depressing. Our one offer fell through and since then it just been no more offers.

Buyers (this month we have only had FTB) seem to be getting more and more unrealistic in what they expect for their money around here.

I hate everything about selling a house- the horrible estate agents, the constant calls from rival estate agents touting, the time waster people, rushing around like mad tidying up after dd for hours, giving up our plans to get ready for viewings, people saying nasty things about our family home... but worse in the uncertainity of it all.

Be good to know other people feel as down as me for some support. Or even better people who did feel like me but now things have turned out well!

Hi nottirednow. Are you looking at the rightmove link or the reedsrains one? There are some pics of the garden and there are some flowers/shrubs in the border, although they're not well established as only firmed the border this year (there are two pics taken from the end if the garden, one shows the border empty and that pic is due to be removed, when estate agent gets its act together). And there is one view photo (the one with the windmill on).

sungirltan · 14/09/2010 19:30

well i have my new brochure - is there any way i can upload a pdf file on to here?

LadyBiscuit · 14/09/2010 19:34

If the pdf is online then you can otherwise I think you need to save each page as a jpeg. Is there anywhere you can upload it?

sungirltan · 14/09/2010 19:36

feck. i dunno

LadyBiscuit · 14/09/2010 19:40

If you create a gmail account, you can upload files to that and share the link :)

midnightexpress · 14/09/2010 19:44

Lilac - do you mean in the shower room, or in the kitchen?

sungirltan · 14/09/2010 19:46

gmail i have - off to try :-)

sungirltan · 14/09/2010 19:54

oooh i might have done it have a look here

new brochure - not sure theres much difference :-(

LadyBiscuit · 14/09/2010 20:09

ME - I'd repaint both tbh. Wouldn't be my colour of choice (sorry!) and I know one of the reasons the guy who bought my flat did was because he didn't have to do anything to it. It's bland and dull (and F&B yawningly) but it does make it really easy for people to put their own stamp on it. People are stupid I think because they don't seen to be able to visualise so you need to help them do that.

sgt - that looks massively better (and v fabulous) but why are there no pics of the bedrooms???

midnightexpress · 14/09/2010 20:14

I do think it's an improvement, but I wonder why there are no pictures of the bedrooms and bathrooms on either brochure? The description of the master bedroom makes it sound great, but I'd like to see it in the brochure too, rather than the slightly odd picture of the hallway.

Re plants on the balcony, have you considered getting some fake ones (sorry if someone has already mentioned that - I've skimmed the earlier bits of the thread). There are some pretty good fakes avaialable, especially of shrubby type things, and I think it may be possible to hire rather than buy them.

Otherwise, here is the NHS website's ideas for salt-tolerant plants. Has some good ideas, and is very specific about the type of exposure to salt winds the plants can tolerate.

MollysChambers · 14/09/2010 20:19

SGT - Balcony pictures much better. As is front elevation one. Main picture of living area also. Hallway pic an odd choice. Kitchen one still has that bloody bin in it! I would want to see bedrooms and bathrooms too.

midnightexpress · 14/09/2010 20:20

x-post ladybiscuit.

Yes, I know what you mean. I'll definitely think about doing the shower room (it was actually white when we moved in), but the colour in the kitchen matches the tiles really nicely, and is only on a small area of wall around the cupboards - the main impression is of the yawningly dull F&B new white on the big expanses of wall, I think. Though possibly not in the pics. The wall behind you in the pic is new white.

The main bedroom is also a very pale lilac (almost grey, really), so I might have to consider doing that too. Moving the wardrobes will be an enormous pita. The trouble with all the wonderful space is painting it all. Gah. Grin

midnightexpress · 14/09/2010 20:21

BTW, I've removed the link because it had my full address on it, so didn't want to leave it up too long.

LadyBiscuit · 14/09/2010 20:25

how did you get rid of the link me? I asked MNhq to do it and I don't think they have (although haven't checked for a few hours)

midnightexpress · 14/09/2010 20:28

I reported it to MNHQ and asked them to take it off and they did - took an hour or two I think, but geraldine also emailed me to let me know it was gone.

sungirltan · 14/09/2010 20:36

hi everyone - thanks for feedback. re the bedroom/bathroom pics i dont bloody know! he took pics of bathroom/main bedroom. 2nd bedroom is too full of dd's stuff so none taken and wet room ones wont ocme out. only just been emailed pdf so will be going in to see the EA later in the week with my list of feedback.

fake plants is genius! going to look into that but thanks for NHS link - will be researching and buying soon :-)

midnightexpress · 14/09/2010 20:39

Why won't wet room ones come out? Our shower room is internal, no windows and it looked fine in the pics I think, so that shouldn't be an issue with a decent camera.

thespindoctor · 14/09/2010 20:45

suntangirl, your flat looks lovely, just wish I was in the market to buy one!

120 · 14/09/2010 21:13

Warning about the wide angle lens shot.
Went to see a house last night. Looked fabulous in the photos - ALL wide angled lens to make everything look spacey!
So when we arrived to find that the rooms were actually square Hmm and the hallway not as open as it appeared in the pics it felt like we were in a doll's house!

Ok it got us through the door but an instant feeling of disappointment is not a good sign and takes time to recover from. Some potential buyers may not afford themselves that time.
First impressions count and all that Smile

When we got home and went back on the internet looking at other places I started to scream at the photos "NOT THE WIDE ANGLE LENS AGAIN!"

As I said - be warned!

120 · 15/09/2010 10:15

Sorry STG had to post and run last night. Think the brochure photos are much improved and love the view shot. That alone would do it for me if I had the cash! Agree the bin draws attention to the kitchen partition.

Lovely and sunny today so am going to try and take some diff pics. I still feel the thing with my flat is it is in London, it is small, but high ceilinged and in a good location, so as long as the brightness and airy-ness come across, it is what it is! Not sure if I'll still be saying that in a month though! The flat upstairs is now under offer so can't help thinking it won't be long for this one either. Bit of a shortage of nice flats with parking round here.

dejavuaswell · 15/09/2010 10:19

The point about misleading photos is well made. I was so angry when we visited one barn conversion that had another "house" literally 6 feet away that wasn't shown on any of the exterior shots that it was really hard to remain objective.
