We are seriously interested in a house that has three bathrooms. Quite a lot of bathrooms, for a 3/4 bed semi! But we need to make some changes to make it work for us. Current configuration is that the 'main' bathroom is off the kitchen (off a little vestibule, I mean) with a full-sized bath, a loo and sink. Upstairs, there is a small ensuite off the master bedroom (shower cubicle, loo, sink) and another one, a bit larger, off the second bedroom (longer shower cubicle, loo, sink).
My thought was that we'd rather have a cloakroom-utility downstairs and therefore get rid of the only bath in the house, replacing it with washing machine and tumble.
Upstairs, the en suite in the second bedroom (which would be DS's) would be rejigged - we thought we could remove the shower and replace with a hip bath, half-length bath etc, for children's bathtime. Neither DH or I tend to use the bath - we just shower. I don't honestly know if I'll regret it when pining for my very rare, three-times yearly relaxing bath, but actually, I never like long steamy baths as much as I think I will!
(As the two en suites upstairs share a wall, I did also speculate about knocking them through and having one, L-shaped family bathroom, but I think it might be an awkward shape. Also, would remain accessible from two bedrooms rather than from the landing, but is that such a big deal?)
So my questions are - is it a crazy idea to get rid of a long bath (that DH and I won't use more than once every couple of months) and replace it upstairs with a small bath that an adult can't lie down in (but which will be economic to fill and accomodate two small children)? And does anyone have an idea how much a plumber would charge to remove a shower and install a half-bath?
Not as bothered about resale value - suppose we could always reverse this if we had to. We need to make this house work for us now, rather than worry about future buyers five years hence.
Thoughts, please!
