Peckham Rye on Location Location.....

Is it REALLY ok?? DH and I are moving house soon and thought we'd decided on an area (Greenwich), however before we take the plunge we want to be open minded to looking in other areas. Have just been pleasantly surprised to see a few nice houses (oohhh, an actual HOUSE! :)) for the same price as we'd be paying for a 2 bed flat in Greenwich.

But I'd never considered Peckham before.
Do any MNers live there - what's it really like?? Is Peckham Rye the only nice bit?

I live near Peckham Rye and have done for 14 years and really would not want to live anywhere else. Was it on Location Location tonight? What sort of prices were they quoting for a house? Greenwich, Blackheath and Dulwich Village are the priciest areas of SE London - there are lots of other good areas (and some really terrible ones, granted).

Hi bibbity - yep, it was on Location tonight. They were first time buyers so weren't looking at houses, but 2 bed flats were approx £299k (it was filmed about a year ago).

Where would you NOT recommend in Peckham - which bits are no go areas? I've seen an amazing house online on Clifton Crescent opposite Brimmington Park - looks amazing, but I'm scared it might be a nice enclave surrounded by dodgy bits.

Oooh, can you link? I haven't heard of Brimmington Park.

Peckham Rye is very definitely different to Peckham proper.

You want to be as close to East Dulwich as possible. Have a look on Google Street View at roads like Ondine Road, Oglander Road, Copleston Road, Gowlett Road, Bellenden Road, Choumert Grove, Lyndhurst Grove. These are probably the "nicest" (ie. safest and with the most well kept housing stock) in the area. I should think you could get a two bed house with courtyard garden in the Bellenden area for about £420,000.

I fear that the house I've been viewing online is probably not in the areas you've mentioned. It seems too cheap - £385k for a 4 bed house! I'll try to do a link, give me 2 secs..

Unfortunately, yes, it is in Peckham, very near the Old Kent Road. About 2 miles away from what I would call Peckham Rye.

Ohhhhh dear! What a shame - I thought it was too good to be true. Is it VERY dodgy round there then - def not worth seeing? Sorry for all the questions!

I don't honestly know. However, it is in the Queen's Road area of Peckham, not Peckham Rye, so if you want opinions and/or advice on the area then that's what you need to google.

I think Peckham has a local forum - you could try having a search for that.
