Me again! Sorry. Moving out and moving in on different days

Our buyers have reluctantly agreed to a delayed completion date of 23rs Aug. Our vendors are still not keen but have accepted that they will have to compromise and move out sometimes that week. Which of course means that we are going to be homeless for a few days. Not a problem as we can stay with my parents or with friends. But it does mean we will have a lot of possessions sitting on the pavement unless we pay for storage and a second removal (which might be difficult as apparently they are very busy around that time).

So, the vendor has offered to allow us to store things in her cleared out garage and in the conservatory.

EA told me this but he warned me that we wouldn't be insured if the worst happened and that our sol would advise us against this. (Sol away on course today)

It would make life so much simpler but is it a very stupid idea?

Can't removal firm store it for a few days ? why can't vendor move out on 23rd ?

Apart from the storage issue, does this mean that you will be completing on your purchase and sale on different days? That's not a good idea as if you complete on your sale and move out and your purchase runs into a complication at the last minute, you could end up with no home at all for some time! Not sure about the insurance but sounds highly likely that yup would not be covered if there is a fire or other damage to your goods. Can your sellers really not move out on the 23rd?

It is looking unlikely that they can move on 23rd atm. Fingers crossed. But we have to plan for that eventuality.

We can store stuff with the removal company but that will require another day's removal with the associated costs and assuming that there will be a van available on the day we require.

Our buyers were threatening to pull out if we didn't move and we've managed to get them to delay for 2 weeks already.

I suppose there is a risk but from where we are now it seems an option.

Also we were prepared to rent somewhere if neccessary so I think the idea of being 'homeless' isn't too bad. We have a friend with an empty house looking for a tenant and he is happy to let us rent it out on an ad hoc basis. But we wanted to avoid that if possible.

Last time we moved we had two vans - one of which was loaded up previous day and taken to store overnight at their depot. It didn't seem much more expensive tbh.

When we last sold I was talked into a completion date at short notice.

Removal men came on Monday and Tuesday and filled one van, took it away and came with smaller van on Friday. Both vans went to the new house on Friday.

How would you feel if some of the things you put in the seller's garage went missing? Or if her DCs broke them? I would just pay for the removal company to store them if I were you. You were willing to rent, so you've saved the costs of moving twice if that helps you justify it to yourself!

There are no DC just 2 elderly people.

It isn't the cost as much as the fact there may not be a van available. I only just managed to book one for the 23rd. And we won't know exactly what is happening for a while. But OK, I take the point. Not a good idea.

I would talk to different removal firms, the property market isn't exactly buzzing is it, removal firms must be suffering unless they are all on holiday. I would phone round other removal firms (just get the yellow pages) and explain your situation most should store it for a couple of days with little or no extra charge.

I've rung our removal firm and paid a deposit. Talked to them about storage - they will store it for us as long as we need and then move it into our new place as soon as we are ready and they have a free lorry. Getting a new quote tomorrow - fingers crossed it's not too much more.

I found it better as you have a full day to move your stuff in as opposed to a few hours when everyone is getting tired.

I lived in a hotel for 3 weeks as we couldn't get completion dates to match.

Not ideal but it did for us!

I wouldn't store your stuff there, clearly you haven't actually exchanged on your purchase so it could (and I hope it doesn't) still collapse.

My costs were awful for moving as it involved 2 teams, one to move me out, one to move us in and the storage in between so we paid DOUBLE the cost of one move, bloody Pickfords.

Have you exchanged? You are legally responsbile for the property you are buying from exchange, no?

So if you store in the house you are buying and you have exchanged you are responsible for it anyway. So I would go ahead and take up the vendors offer of storing once you have exchanged contracts.

Or am I wrong?

Hi deux - no we haven't exchanged as yet. We are moving on that date mainly to accomodate our buyers.

Orm why haven't you exchanged on your new property, when we moved, we were second in the chain and we all exchanged on the same day,
Our vendors were sitting in their solicitors waaitng on our solicitor tofax through the paper work,
I was allowed to collect the paper work from our buyers solicitor and leave it to my solicitor, although this was because it was christmas week and I was not letting anyone post anything

Because they vendors aren't ready and because there is some issue over outstanding charges on the property. We didn't want to lose our sale. Bit of a bugger but there we are.

The elderly couple who are selling to us wanted to delay till 3rd September because.....wait for it!..... they couldn't get a specialist in until that date to remove the koi carp from the pond Grin. Our sol has just asked us if we would be willing to allow them access to the pond to look after the fish until they can get them moved. Also do we have dogs or cats Grin Bless them! It's quite sweet really.

So we've said that yes they can come in and do that. There is a side gate. And if necessary we can put the cats in a cattery for a few days if they are worried about them.
