advice pls garage into bedroom

hi,has anybody had any experience of converting a attached to house garage into a bedroom with ensuite or building bedroom etc over garage

i ask as we need more room,cant afford to move and son is being assessed for special needs so really needs a room of his own.

Never looked into anything like this and dont know where to start or have any idea of cost or raising money,i currently live in a 3bed detached house no morgage but currently not working so not sure i would be able to get a loan

Also by converting garage to make the house a 4th bedroom with ensuite assume this will make the house more desirable as to selling in future (no intention of moving but thinking longterm)even though we lose a garage

sorry for long post but would love to hear your opinions etc as feel out of my depth with this one

Building a bedroom above a garage will obviously add much more value than converting a garage. You may lose value by converting a garage if on your street/area a garage is expected. Talk to an estate agent about it, get them round to do a valuation and ask about the impact of your options.

If you have no income I don't see how you can afford a loan let alone get one.

Another option would be to sell your current how and buy another cheaper but bigger house - obviously you will have to compromise and will incur significant costs but if you can't get a mortgage i think your options are limited.

Garage conversions are always bloody freezing IMO

hi,ive spoken briefly with the building society that i had my morgage with and they said may be possible to lend because of my track record from when i paid the morgage,im on benefit but hoping to be back in work in approx 18mths,as for paying the loan when i had the morgage i had to make up the morgage £100 a month and endowment £160 amonth so a total of £260 a month i had to pay out of my normal benefit it was tight but i managed like that for 6yrs

also as im morgage free and only my name on deeds and has is worth £200,000 theres little chance of them not getting money back

Good idea about getting estate agent round and picking his brains

just dont have an intial clue how much

may do a pole on chat asking what they think garage or extra bedroom

why would most garage converstions be so cold

I know of a garage conversion that is freezing but that is because it wasn't done properly!

My mate has a playroom in her old garage, it is nothing short of toasty warm.

I am converting my double garage into a playroom in September, they insulate the floor and the walls, install radiators etc. We have parking on our drive for 4 cars so not an issue to lose a garage and only a very small percentage of people park a car in a garage, it is usually a dumping ground.

Garage conversion with an en-suite is completely do-able. Should come in at under £10k.

My double garage conversion with a 6 ft deep 18ft wide storage bit at the back, leaving me with a room that is 18ft wide and 12ft long is costing £12k (that includes some extra work like laying laminate through my hall and into my dining room and stripping the skirting off and replacing with new skirting)

Building over a garage is more costly IF the original garage foundations don't go deep enough as they are only expected to support a single storey garage.

I suppose it depends on whether your son's mobility may become an issue in the future too.

thanks for that info,no dont expect his mobility to be a problem

i know some people have said to just do it on the cheap but i wont it done like yourself,a proper room,your sounds like its going to be great,thanks for what you posted very helpful,thought it would be about £10,000 so no nasty suprise there
