OK, ladies, in these property times, what would you think of offers under £500k for properties that have been hanging around a bit at £575, £550 etc.

Would the vendors be expecting that, or would they be so affronted they'd take every light bulb and curtain rail with them?

That's only 10% under the asking price, so seems about right to me. Around here houses are generally selling for about 10% off the asking price. If they are that offended, they don't have to accept, do they?

Or are you the vender, planning to make off with all of the door handles?

You could buy an awful lot of curtain rails and light bulbs with the 10% you got off the asking price.

That's my flippant response. Seriously though, offer what you think the property's worth, don't worry about offending vendors. At the end of the day a property's only worth what it'll sell for, not what the vendors or agents think it's worth.

First offer made on my house on at £185k was £160k, we told them no, they came back with £165k we said give us £175k (stamp duty threshold) and it's yours, they offered £174k, we took it as they were cash buyers no chain.

It didn't offend us, it's a starting offer showing that they are interested, it means the seller can come back with a counter offer, shows where they are at too.
