So where is this flood of houses on the market??

We are looking to buy a good sized 4/5 bed house in the St John's / Knaphill area of Woking. The papers would have us believe that there is a flood of houses on the market but where the heck are they? There are a few overpriced ones that have been on the market for ages but hardly a trickle of new ones appearing.

Are other househunters finding this - or am I being unreasonable about what I want for my money ?

OrmR - agree completely.

Expat - think they sell if they are reasonably priced - but not otherwise!

Cece - have PM'd you!

Oh no Reshape - what a pain. Hope it gets sorted for you.

Ohdear - why do they bother? There is a very expensive one (over a million & therefore way out of our price range) which has been on the market for months. Went down £5k, then after another month, another £5k. Strangely, no takers yet....

CDL - that is the most sensible and well set out explanation I have heard.

The area we're looking at there has been a lot more houses in the last couple of months but most are on average asking about £100,000 over what similar houses have sold for in the last 12 months so sit around indefinitely some of the vendors we talk to are completely deluded about what their house is worth but the EA are also responsible for agreeing with their silly valuations. What we've found is their are 2 types of vendors the ones who want or need to sell and so price their house realistically and the ones who are on the make who can't quite believe the property bubble is over.

If you're not embarrassed by your offer - you're offering too much.

However...I don't think it's wise to buy just now as this is so near the top of the bubble.

The peak has passed actually and agents are advising sellers to take offers. We sold in feb/march and now houses in that road are already reducing by 10% at least.Lots for sale here too def a buyers market.
