To be fair it has only been on a week, but I thought there may be a bit of a rush to start with and then for it to fizzle out.

But nothing

Do you think it is too early to lower the price? We have seen and put in an offer on a house (subject to us selling ours) and I don't want to lose it. It is in dd1's school catchment where we want dd2 to go to next September and is just perfect.

Thoughts??

ooh tricky one. Do the type of house you want come up very often? If not, can you afford to drop? Are the people you are buying from already buying another house or just looking?

Way too early unless it was deliberately overpriced . Give it at least another weekend but tbh summer holidays is not the best time for viewings anyway, it usually picks up again in September.

what does the agent say? Get them to earn their money?

Think everyone IS gearing up for summer hols and not neccesarily thinking about viewing at the moment.... tbh I always thought mid July - early September probably a bit of a lull in the property market for those reasons. Sorry.

I'd wait at least another three weeks to lower the price - if it's on at the right price it should sell, and one week isn't that long in the scheme of things, though I know it's frustrating when you've seen somewhere you love.

What about other property in the area? Is it generally slow-moving? If it is, there isn't anything sinister in seeing yours just sitting there, and you might yet manage to get the house you love if everything moves slowly.

I'd get onto the estate agent though - they should be prioritising any new house they put on.

Thanks ladies. The house we want has no forward chain as they have been renting it out and now just want to sell it. Houses in that area move really quickly as they are in the catchment of a v good senior school as well as the primary school being good, and also we need 4 bedrooms and most are 3 bedrooms.

It is a pants time I know; took months of persuading dh that we need to move or risk dd2 being in another school.

Will call the agent later on.

Yes, would definitely call the agent and stress how keen you are. They really should have some viewings lined up for the first weekend or a very good reason why not. Can you check with them what exactly they have done so far to market your property? How many of their buyers have they called or emailed? Is the house on their website and on one of the big property websites as well? Of the people they have spoken to, have they followed-up and if so, why have people decided not to view the house? What can they suggest to you to get buyers through the door? Obviously they are not going to criticize their own marketing but can you get someone to look at your photos and house info objectively and give you some feedback - or post the details on here? Maybe get a friend to call up asking about the house and see what kind of sales pitch they give?

Go on right move and search similar properties. You will get a good idea if you are in the right price bracket, and see what the competition is.

Give it a chance! a week is not long.
But do get on to your estate agent and check what they are doing.

If it has no viewings after a few weeks then the price is too high.
