If you put an offer in on a property, how long after viewing it did you put the offer in?

Last time I sold somewhere, it was at the height of the bonkers property boom and I got three offers by Monday when I put it on the market on Friday. Obviously the landscape has changed somewhat ...

So - how long (if you've bought fairly recently) did you deliberate before you called the estate agent?

I am trying to buy somewhere and made an offer next day. However, this has worked against me as now she won;t accept offer as thinks it is only worth full asking price!

Viewed on the friday, put the offer in on the monday.

Last year saw a house on the Saturday, put offer on on Monday!

We had a viewing on our flat at midday on a different Saturday, had a first offer 2 hours later - rejected though as hadn't even put the place on the market - we were just in the right place at the right time.

DH and I always make it a rule to always go for a second viewing and possibly a third. We then always leave it at least 48 hours before putting in an offer

Crumbs - we were a long time compared to everyone else. Saw house in July (2008), was way out of our league (and I told them that, they were happy to let us look). Price came down, we put an offer in 5 months later, in the new year (2009), and it was accepted. I suppose looking back, that must have been quite out of the blue for the venors!

House came on market on a Thursday, we were first to view on the Saturday and went back for a second viewing on the Sunday, put offer in on the Monday.

However we had been looking for a long time and knew the market very well so we knew the house was priced fairly and that it would not hang around for long. The next viewing was scheduled for the Wednesday and we wanted to get it off the market before anyone else saw it. We discussed the price direct with the vendor on the second viewing and neither side messed the other about. In fact the vendor was incredibly helpful and we were emailing each other most days during the process, especially when they were clearing out (the house was lived in by the vendor's father who was moving in with them) and asked us if we wanted various items rather than chucking them out such as lawnmowers and bits of furniture.

I think that there are a lot of buyers out there who are very familiar with the market they are looking in and know immediately whether a house is worth the asking price. If a good property comes up at a fair price it's not worth risking losing it, but if it seems overpriced or isn't anything special buyers won't be in a hurry to put in an offer, they'll just sit back and wait for the buyers to either drop the price or get to a stage where they might be prepared to take offers.

Viewed on the Friday, put the offer in on the saturday. Ours had been under offer for a few weeks by then so we didn't have time to be messing around. Still managed to get £10k off the asking price though.

We put our house on the market on a Thursday, had 14 viewings between Thursday and Sunday and the estate agent rang us on Monday with all the offers that had been made. Likewise, we viewed a property on the Thursday and offered there and then, whilst standing in the hallway with the estate agent. Competition for decent 3 bed semis in this part of Surrey is fierce, we felt we could not hang around. Plus, we liked the house so we wanted to make sure we got our offer in.
That was the easy bit though. It is now 10 weeks on and the process is very disheartening. Hoping to exchange this week but problems keep cropping up. Sob.

I had someone come round on Tuesday, again yesterday and AGAIN today and he put in an offer and I have negotiated and we have a deal. Phew!

I can get my DS's toys out now. And after all my efforts at trying to make my flat look child-free, it turns out he has 2 boys under 6. Typical
