Help!- What's a reasonable offer to make on a house?

Hello

Quite apart from the fact that i have housemoving fear (see that thread!) we have accepted an offer on our flat and are looking at some places this weekend that we might well make an offer on.

We have sold the flat for 279000 (on for 289000) but want a small mortgage and to keep under the 250000 stamp duty threashold.

Are we whistling in the wind to make an offer of 250000 on a house for 285000? Been on the market since before Christmas and has been 'done up' by the owners who I think are being greedy with the price (neighbouring hosues have been on the market for 245000). The other houses we are looking at are on for 250000 and 224500- both are fine for us and not overpriced but we'd hope to pay a little under the asking price if we can. There are not many houses available to buy in the village, but nor are they exactly flying off the shelves!

I have no idea about what is a usual starting point for an offer- any thoughts? I know that they say that if you don't feel embarassed, you are paying too much, but neither of us are very brazen and so need a little help on this one!

You can only try! You can also say that due to surveyors down-valuing property at the present time, as similar properties are going for less then you can only make a lower offer!

We managed to negotiate £15k off asking price (on for £225k) by saying this to the vendor!
