Landlord selling flat

Advice needed from you wonderful people, who have been such help in the past.

After moving 5 times in the past year due to dodgy landlords/letting agents we are now having to move again.

Our current landlord wants to sell the flat as the repairs on this place are too costly. (Not that he's done any)

We are 5 months into a 12 month contract, so now we are wondering if they will let us terminate the contract early if we find another property? Is this something you have heard of being done?

We don't want to start panicking in the last few months of our tenancy, especially as we are on housing benefit so know it can take a long time to find a willing landlord, let alone one with suitable property.

Right now we haven't been given written notice, technically we haven't been given verbal notice either, we had to find out via a friend of ours who does handiwork for the letting agents - after they'd tried to tell us the landlord was likely to evict us for being untidy, still no idea where that one came from.

I think the best thing you can do is write to the agents and ask if the full 12-month contract will be honoured. Obviously it should be but you might like to hint that you would be willing to come to some arrangement if you can find alternative place to live before then - it will certainly be to the landlord's advantage not to have tenant in place when trying to sell - it makes buyers quite nervous unless they are BTL investors or want a very long completion themselves.

Tenanted properties make buyers solicitors nervous so I'm sure LL would be pleased to have you leave earlier if he is planning to sell up!

He will have to formally issue you with 2 months notice to coincide with the end of your contract unless you signed a tenancy agreement with this already written in?

Sorry to hear you will have to move again - hope you find somewhere nicer where you can stay long term!
