New carpets on completion day...dream or can be done...

We are teetering on the brink of putting our house on the market - have had it valued and assured by Estate agent (who I know personally too - so not too much BS ) that it will sell quickly.
Only reason for moving from our lovely 4 bed newish home is that we run a business from it, and it's becoming more business than home, with no room to expand.

We have seen a bigger house literally around the corner which ticks all the boxes - potential for extension, business can go in separate area (top floor) and it will potentially be an investment, as it is very shabby at the moment and similar houses in good nick have sold for more than 50K than this one.

As always it's in the detail - we can get the mortgage, pay the stamp duty etc, from the equity we have, but will have to be very careful with the 'cosmetics' money wise, hence the carpet question. If that's sorted everything else can be improved gradually...

At the moment the house we want literally stinks, (febreze, fags & dogs) filthy carpets which need replacing top to bottom..so has any one ever successfully managed to get a whole house recarpeted before they 'moved' in or am I hoping for the unacheivable...

oh good luck, I hope you can. I am moving imminently and feeling a bit stressy about it despite knowing that there are new carpets where we are off to.

Haven't managed this but did insist that the sellers removed their disgusting carpets before we moved in. They had a dog and we just told them our children were allergic to it and would react to the carpets.

Would it help to ask them to do this? Then you could take your time choosing which floor coverings would be best for each room and clean all the muck off the floors first.

Another alternative would be to arrange a bridging loan so you could have 2 mortgages on the go at once, it's charged by the day so you wouldn't want to have it for long. Then you could have one or two days when your new house would be empty before you move in. You could arrange for the carpets to be laid then?

Do you need carpets in all the rooms? ie will some have hard floors? Could you put some stuff in the non carpet rooms and then gradually into the carpeted rooms as the fitter does his stuff?

Can you not move out on completion day, stay somewhere overnight and ask the removal co to store your stuff overnight and get the house carpeted then?

You may not get the keys until 1pm or later, so chances of havgin new carpets an movign in same day are very small. Can you ask removals to store for a day or two and stay with family/friends for a day or two ?

Personally I wouldn't, for 2 reasons.

Firstly, it's way too much stress - or at the very least find out what the cost will be of any delays in the carpet layers getting access to the house.

Secondly and more importantly, I would want the old carpet out and to give the floors a chance to 'air out' I would put as much of the stuff in the garage (if you have one) as possible - it's amazing what you can get in if stacked properly!!

If it's not too late, I would make the purchase conditional on having all carpets, curtains etc removed and commercial cleaners go through the place - meeting your approval on the day or it's done again. It wont cost them that much and if they want to sell.....
