Buyer proposing to lift carpets, cut floorboards, to have a look underneath? Has anyone agreed to do this? HELP

that's it really. they are looking for possibility of dry rot --- it sounds way beyond the call of duty as a seller and i don't know whether to tell them - sorry go away if this is a deal breaker, fine. (which it is, to an extent).

I'd be telling them to sod off. I think there are ultra sound machines that can detect dry rot, if they're so interested, they should hire one of those.

thats what surveyors are for. It is your house still. Waht happens if they do all this then back out? You are going to be left with the bill.

please let me know what you'll do -- i've agreed for them to lift carpets as long as they fit it right back. but i am drawing the line on cutting floorboards and i don't know if that's being unreasonable.

Er! that's what a survey is for and if they don't want to pay for a full survey then that's their problem I really wouldn't start letting them fanny about in your house, a friend let the buyers into her place and it was the beginning of a huge catalogue of annoying requests! the kind of people that want to do this are the sort that "give them an inch...."

You could always ask them to transfer a sun to your lawyers client account that would cover the cost of reparation first that can be knocked off the exchange value if it goes through.

Also bear in mind that they may use not having been able to do it as a reason to gazunder you.

Definitely never heard of that before though - sounds excessive! If you're not desperate to sell just say no. Wouldn't do it without guarantee it would be fixed.
