London loft conversion cost

I know probably as long the the proverbial piece of string! But we are thinking about choice between two houses in London - one 3 bed with a loft conversion, but not how we would have done it, or cheaper 2 bedroom with opportunity to extend how we would like to.
Have 1 DS and expecting DD in 2 weeks, so could happily have DD with us in our room in a 2 bed for 6 months while work is done.
Thing is, I have no idea at the minute how much a loft conversion on a small Victorian terrace would be....
Any estimates? And how long can permission and building take?

As you have said, it really depends on what needs to be done.

We had our loft converted about 4 years ago (we are in SE area) and our loft with a bathroom cost in the region of £45K with planning approval. Approval and plans can take almost 8 weeks to 3 months and building takes 2-3 months - lots of interruption and stress!!

We had a small Victorian terrace in W London (was 2 bed, 1 bath) and added a loft conversion with a 3rd bed and another small shower room.

I think it cost us about 20 - 25k all in (including all bathroom fittings, decorating etc) (although that was 6 years ago - so might be a bit more now).

Also - we didn't need planning permission (all done under the permitted development allowance - which i think was extended further last year - the district surveyor's office at your local council should be able to help) and although we needed building reg sign off, the loft conversion company arranged all that for us.

Took about 6 weeks from signing agreement to them starting and the actual build was about 8-10 weeks to completion.

It is very very messy tho - if we did it again I would definitely move out with the DC for a couple of weeks at the beginning!

We've just finished our loft conversion. £33k including plumbing and electrics. We added one bedroom and an ensuite. Build really wasn't that messy, and took about 7 weeks.
