Places to live near king's college Wimbledon

Hello
DS got a place in kings 7+ and we are in the process of moving to Raynes park/ Kingston/New Malden/ Cheam
Are there any recommendations of good areas to move and any places to avoid please ?

I would just make sure you're on an easy public transport route so that he can travel alone when a bit older and not have to rely on lifts / school bus.

Cheam is quite far and would probably be quite a lengthy commute in traffic.

Raynes Park is ideal, as he could walk to school or it's a 5 min drive and it's a lovely area! Close to the Village and The Common. (But the most expensive option.)

Otherwise New Malden and Kingston are better value for money, and only 15 to 20 mins, slightly more in morning traffic.

To add - I would go so far as to rule out Cheam all together. It is no where near the school and could take 45 mins to an hour in the traffic. Which is often a nightmare.

The other areas are much nicer and closer to the school.

I’d avoid Cheam, the traffic is a nightmare and if DS is going to go by himself once older then it’s at least two buses. Raynes Park is the nearest and nice. I live in New Malden and Coombeside and the Groves seem to be held to be the nicest (= most expensive!)

I would also look at anywhere off Parkside (so from village towards Putney) and Southfields, there are few boys that live in Chapman square going to King’s

I live in Raynes Park and it should suit your needs perfectly. You could walk or bus to school, the station is 5 minutes walk away if you need to commute, several parks plus Wimbledon Common within walking distance and it's a very family friendly area.

I would absolutely discount Cheam and Kingston but New Malden is also nice though you'd have to drive to school from there and at that time in the morning you might be looking at an hour's round trip even though it's not far.

What's your budget?

Thanks @TwigTheWonderKid and all. Its tricky situation as its a big move for us from down south. Planning to rent initially in Raynes park/ New malden ( based on recommendations and eventually buy a property. I guess its difficult to make things workout by summer

It very much depends on what type of property you want and your budget as well as dealing with your commute, if you have one.

Don’t bother with Cheam, it’s too far. Personally I think New Malden has more going on then Raynes Park but nothing wrong with RP. Coombe has big expensive houses. I would chose Wim village if I had the budget!

Wimbledon Village if you can afford it. Closest to Kings and the Common.
West Wimbledon next - best roads are off Copse Hill or Cottenham Park Road or the Drax estate.
Raynes Park is also easily commutable - roads off Coombe Lane are nice.
Coombe Estate - a little far but also doable (also big money and actually closer to Rokeby)
New Malden is the furthest away but just about workable - and offers the best value.

Merton Park. It's a couple of miles away and easy on the 93 bus which stops close to the school.
