Desperately need some advice..please.
We moved to Dulwich area all the way from East London just because we wanted our son to go to a decent school. We have made our mind up on private school, and thought since the fees are high anyway, we would
Go to a well known private school rather than just any school.

We had Forest school near by where we were in East London, but thought it wasn't good enough, which I really regret now. We moved all our life to Dulwich and I hate the house. It's a Victorian house, that cost us £1.5mln, and only when we moved we realised how much work it needs. I really just want to run away from the house as we have no money to do this work and I just hate being in a cold Victorian house.

Our son starts reception this September in one of Dulwich private schools.

Where can we move where there are good schools and newer houses?

Also, I want co educational schools for him as opposite to boys only.

Should we wait now until 7+ or can is it ok to move now?

What areas I can look with well know private schools and new houses? Doesn't have to be new build, just not Victorian.
I wouldn't mind staying in Dulwich, but I just can't be in a Victorian house.. cold, noisy, creeky..

Period houses aren't all like that- a newly renovated period house would be fine. There aren't any areas in London with a large choice of new built houses. Most of the houses even in outer London were built in more than 50 years ago and if not well-maintained and renovated will be the same.

There are a few houses in Dulwich have been more recently built but given moving costs / stamp duty you'd have to downsize to be better off than investing the money in fixing the problems with your existing house.

Is it on the Dulwich Estate / conservation area? If not, you can upgrade your windows / doors and deal with drafts which will make a big difference.
