Best areas to live in Warwickshire

Hi All, please can you recommend me good (and hopefully safe) areas to live in warwickshire also with good primary schools?

Some rankings of affordableness would also be nice vs. How good the area is and why you think that is.

Doesn't necessarily need to be near any train stations, as long as possible commute to the university.

P.s also open to areas outside of warwickshire if it's still commutable!

Which university?

Leamington and Warwick are both nice. Tbh depends on budget, it's not a cheap area.

Kenilworth is nice and near the uni. Leamington and Stratford are also both nice and not too far. There’s loads of lovely villages surrounding Stratford which are great for families. It depends a little on your budget really.

Most academics are priced out of Leamington/Warwick/Stratford/Kenilworth - you'll likely have to decide between Coventry and Rugby, both of which aren't great.

Some of the dunsmore villages around Rugby - Knightlow has a good reputation for example.

Warwick is a real hassle to access the Uni by public transport. Easy from Leamington and tbh from Kenilworth you could probably even walk. If you are driving then there are lots of little villages which are cheaper (premium on well connected places). So I would check your commuting routes first.
Hatton Park is a new build development just outside Warwick which has a school bus to a really lovely primary school called Ferncumbe. Plus village shop, communal orchard and lovely sense of community.
We bought in Leamington (yesterday!) but have found Warwick to be very safe. I think that parts of Leamington and Coventry in the evenings may be less so.

Wellesbourne is a nice village although getting much larger now with lots of new builds. It is between Stratford and Leamington & very handy for M40/A46 etc. Good primary school and still got a village feel

So far I am getting Warwick, Kenilworth, Stratford, Leamington, Wellesbourne. Would you consider all these areas as safe?

@duriandurian thanks for sharing your experience! We drive so in terms of public transport we don't mind. Is Hatton Park a place of its own? (E.g. if I want to search on rightmove) from what you described sounds like a really nice place with everything we need. Where did you buy in Leamington?

DH is doing his PhD/ working at Warwick, we moved to Earlsdon in Coventry when he first started which is a nice area and he was able to walk or catch a bus to Warwick to commute to work.

We actually moved further away so could be closer to family and the fact there wasn't much for me to do with young children.

We did spend a lot of weekends in Leamington spa and regret not moving there in the first place. A lot of people DH live in Leamington spa and travel in to Warwick and also a lot of the after work socialising is organised in Leamington spa.

You can Google Hatton Park or look on right move. It is really lovely in many ways- we camped with kids (sort of al fresco sleepover but with no sleep) in my friends garden this half term and there were flocks of birds going over and kestrels nesting in the oak tree in the filed next to them.
I wanted kids to be independent when older and a safe walk to train station when I have early/late trips fo London. So we just bought in North West Leamington- hoping to transfer DS to Milverton school which objectively is not as nice as Fernecumbe but means we also meet more of our lifestyle criteria. But it is about double the cost of Hatton Park tbf. Period property but a terrace vs detached in HO. Similar sized gardens.
Barford (just outside Warwick) has a v well regarded primary school too and is cheaper as not such great public transport links. Friend loves her house in Wellesbourne and others have homes out along the Fosse Way in teeny villages (think a pub, a post office and a convenience store).

Leam nearer the train station feels a bit edgier/more studenty. I don't like it as much early/late bur I am a total wuss. Not sure about being in Clapham Terrace catchment tbf.
Cubbington school has good rep and Cubbigton is nice but dull afaik- V safe

Wellesbourne is very safe and Barford is lovely as previously mentioned but not as much there in the way of facilities etc but very close to the M40 for commuting

A lot of this is going to be budget dependent.

Hatton Park you won't get anything under £300k for 2/3 bed. Most are £400k and above. Lovely place. Is basically a new estate, if you like big new estates.

Kenilworth is lovely You need to be very careful buying there as HS2 is due to clatter to the north of it and then out towards Rugby via Weston under Wetherley. Check the route before you see houses.

Warwick varies a little: Woodloes offers better value but isn't as nice as other bits. It's perfectly safe and fine, but isn't so "naice" as other areas.

If you are interested in new, then the new Warwick Gates development might suit, lots of deals on houses and they're building a school etc...though commute would be a bit longer.

Coventry and Rugby are generally cheaper and that's because they aren't as "naice" but there's lovely areas like Finham or Earlsdon in Coventry.

Leamington is great, areas around Lillington offer decent value and popular with families.
