Herne Hill

Hi all, we just accepted an offer for my son in Herne Hill school for reception to start Sept this year. We are currently living in North West London and in the process of moving to Herne Hill to rent a place (3 beds). Where would you recommend us to check for a family of 3, as we are not that familiar with the area and the options in Herne Hill are quite limited, just few properties listed so need to check out other areas as well. With an easy commute to city and also for my son to school. Many thanks for the help!

Which school is it? I’m assuming independent as you wouldn’t get a place if you were so far out of catchment in a state school?

Sorry just googled and seen there’s actually a school called Herne Hill school 🤦‍♀️

I haven’t lived round there for years but it really depends on your budget. The closer you are to Dulwich village the higher the rent will be. Herne Hill station goes directly into London Victoria in about 10 mins. Brockwell Park is lovely.

Tulse Hill is next train stop along and also goes into Blackfriars. Not as nice as HH, but more affordable. Same with West Norwood. Dulwich and East Dulwich lovely but pricey. Peckham Rye has great connections, great area, very mixed and buzzy.

Whats your budget? I'd get on the Blackfriars line if you can - tulse Hill, nunhead, peckham rye, camberwell - for a good City commute. West Norwood goes to Victoria i think.

But for a good school and work commute I'd choose Herne Hill, Dulwich, and Tulse Hill. Sorry for all the messages!

Depends on your budget, herne hill is a great school and is on a main road with good transport links. I would likely explore the North Dulwich side, some nice roads along that way and you have the option of herne hill station and North dulwich. Dulwich Village isnt far (expensive though but then so are some parts of herne hill ) but lovely little place to live with local shops and pub and large park.

Poets Corner in Brixton is a short distance away too and worth exploring.

Many thanks for all the messages, very helpful! Budget will not be to go over 2500/month, not sure if we can find a nice place within this budget around Herne Hill so trying to consider other options. Good thing about Herne Hill is being close to school and also transport links easy but I guess we need to explore the areas around more to have an idea. We thought about Tulse Hill but if not as nice as Herne Hill, we will skip this option. I never thıught it will be that difficult to find a place to rent in this area.

You may be able to rent a large 3 bedroom flat for 2500. West Dulwich is lovely too and not too far so have a look over that way

Your best options are Dulwich Village, East Dulwich, West Dulwich and near Denmark Hill. You will be within a decent link to London Bridge or City Thames Link without being too far from the school. It’s a lovely school so congratulations!
