Remortgaging while on maternity leave UK

Hi everyone

We're due to remortgage in November and it's just dawned on me that I'll be on maternity leave at this point and I'm concerned that this will effect out eligibility?

Has anyone remortgaged on maternity leave, and If so do they base your lending affordability on your pre maternity salary, your maternity pay or so they not factor in anything at all?

We did this a few years ago and lenders needed a letter from my work confirming when I would return to work and possibly my salary on return.
Wasn't a problem

Or maybe they just required more payslips ie going back before mat leave. But it's not uncommon, so should be fine

We're in the process of applying for a new mortgage and same as PP I have had to provide a "return to work" letter saying when I'm going back and what the terms are e.g. 90% pro rata of X salary.

We did this in 2022. I just had to provide a letter from my employer which confirmed the basis on which i was returning to work (eg full or part time) plus what my salary would be. There were no issues at all.

If you are staying with the same lender and not changing the mortgage term or borrowing any more money then this is known as a "product switch" rather than a "remortgage." In general there are no income or other checks for a product switch. I have completed product switches several times with nationwide and have never had to provide proof of income (including the time when I was on maternity leave).

Thank you all, that's reassuring ! I was worried we wouldn't get a new mortgage despite already living here 😅
So in theory, so long as I'm planning to go back to work after 9 months/1 year, they will be able to take in to account what my salary will be when I return, but msy need proof from my employer of what i will be paid when I return

Anyone know what happens when you're self employed? Our mortgage rate is up next January and i'm due in September so will be on mat leave!

I would just do a product swap with your current bank- saves all the chew and worry of trying to remortgage
