Just wondering if anyone is clued up with mortgages especially when pregnant?

We got a mortgage offer and it lasts 3 months. It runs out on the 3rd of December. We had our offer on a house accepted in July, we still haven’t moved in. I’ve been signed off work by my doctor due to pregnancy related tiredness etc. If we have to extend the mortgage offer or go with a different provider (as suggested by our mortgage broker) would they need to see pay slips and bank statements again? I only ask this because when we first applied I didn’t tell my mortgage broker that I was pregnant as there were no pregnancy related questions. If there were questions regarding pregnancy I would have been 100% honest and told them. If our mortgage offer runs out and we need to start from scratch I have no problems with showing them my reduced pay and my bank statements but I’m assuming they will decline it and we won’t be able to get the mortgage.

We have moved out of the flat we rented to ensure the next tenant could move in as the landlord was getting impatient (the landlord happens to be my arsehole uncle) and we have moved back in with my parents whilst 30 weeks pregnant with twins in the hope all will be okay and we will move out of theirs this week and complete at the new property. If all isn’t okay we will have to move out and rent somewhere for the time being and try again when I go back to work BUT we would need a reference from our ex landlord to rent elsewhere and I have a feeling he will leave a bad reference. Long story short - all the family have kind of fallen out with him, he has mental health issues but he’s gotten really nasty and personal recently because he’s having a flare up and that’s another reason why we moved out so soon because he makes us feel worried and uncomfortable.

Nothing is going smoothly and I don’t need this stress whilst pregnant - does anyone have any advice?

If you’re on maternity leave when you need to reapply then they will likely ask for a letter from your employer stating when you’re expected to return to work. That’s what happened to me. (I did disclose I was pregnant though, when they asked if my circumstances were likely to change in the upcoming years)

If you extend your mortgage offer with your current provider they won't need to do more checks. If you start again they will. Why is your broker suggesting a new bank? Are the rates much different? Surely it is quite a lot more hassle to start again. I don't know what they do if your pay is reduced for sickness or mat leave.

Extending your mortgage will depend on the lender's terms. it could be the case that they will need to see more payslips and you may even have to reapply. Best thing is to call them or speak with your broker and just ask what the process is to extend the offer with the reasoning that you are concerned that you will not complete before it expires. You don't need to mention that you are pregnant to ask that question. You can then make a decision about your next steps based on their response.

As a previous poster, I re-mortgaged while I was pregnant. The bank asked some cover-all sort of question about whether we knew of any reason for our financial circumstances to change and I declared my pregnancy. I had to get a letter from my employer confirming my return to work date and that I would be on the same salary when I returned. In order to get both our salaries considered in the mortgage calculation we also had to estimate what our childcare costs would be when I returned to work and this had an impact.

I personally would be wary of not declaring things like pregnancy on a mortgage application. I work in financial services though, so any suggestion of me acting fraudulently and I could lose my job...

You need to ask your mortgage advisor/provider. Usually you can extend it without having to redo all the credit checks, it just means the interest rate/deal may change if rates have gone up since the offer was issued.
