I couldn't find a thread specifically on estate agents so I'm starting one.

In the description of a house for sale locally

"Cloakroom to be renervated
Wooden door to the rear of the kitchen leading to an area which can be renervated to new owners choice."

Estate Agents and the English house selling process is outdated.

We wouldn't need EA any more if Rightmove let us upload our own photos and arrange viewings via the app.

The seller should have a searches & survey package that prospective purchasers can view prior to submitting an offer.

It's saved a lot of faff and stress.

It does not. It hasn't had those since the entire row was renovated (or renervated, possibly) in 1972. But the agents just copy over previous descriptions without having the faintest idea what they mean. It has normal UPVC double glazed windows, not a trace of a traditional Yorkshire sash.

I'll never forget the 'double bedroom with built-in wardrobe' in one house we viewed. Oddly, the dimensions were missing from the particulars. We were dubious, but the house was in a good location so we has a look.

Yes, there was a double bed in it. Nothing else. No space for anything else - the room was 8'x8'. And the built-in wardrobe was the airing cupboard, which also contained the shower pump.
