If you are a (city) letting agent can you please tell me how DD can be successful in applying for a tenancy when she is just starting her first job which is a 6 months rent full time contract which they hope to extend. Wage is £25k pa. Rental is approx £1050 pm. We as parents will stand as guarantor but do you think one of us apply in our name instead with the other parent as guarantor? Is there anything else we can do to help the application eg offer 6 months rent up front? Looking in Manchester

Can’t she get an houseshare instead? In Manchester that would be way easier.

Letting agents might have affordability criteria (my DD was told by a couple of Edinburgh agencies that they'd only consider her if rent was 30% or below take home salary). They always said if multiple interested they generally recommended those with highest salaries. One of mine paid 6 months up front (Durham) and his company guaranteed which improved his success (up to then he'd been beaten by foreign students and medics). However his salary was much higher.

It's a big luxury for someone starting their first job to have a one bed flat. She would be better off in a flatshare. Look on spare room?

I think you'd need a much higher income or two incomes for a one bed.
