How to allocate girls’ bedrooms

We have just moved into a new home and there are two rooms for my two girls aged 13 and 10. One is much smaller than the other. I can’t work out how to fairly allocate the rooms - 13 year old needs room to study but 10 year needs room to play (lots of PlayMobil) and draw… WWYD? Thanks!

My instinct is to give the older one the larger room, just because they may age out of a mid/high sleeper bed a bit earlier. My niece has a similar bed to this one (she's in the 'box room'): Stompa Classic High Sleeper in warm white with an integrated desk and chair bed in pink. She absolutely loves it and she can even have a sleepover with her friend on the futon.
Having said that, you're older one might prefer this sort of set up or your younger one might not like sleeping higher up?

I would ask them both their preference first and show the type of bed/set up that can come with the smaller room. If they both want the same room either toss a coin or get one of them to pick a name out a bag - if you pick the name you may well end up with the blame from the child whose name you didn't get lol.

Thanks everyone for your replies. I will toss a coin or get them to pick a name out of a hat. The high sleeper wouldn’t fit in the room unfortunately.

What other spaces are there in the house for study/play? Whoever's needs can't be accommodated with alternative space should get the bigger room. Or ask if they have a preference

We had a good size bedroom and a 6ft square box. I'm one for three and all of us had a turn in the box room. My older sister had it first for private space and me and my little sister shared the big room. After she left home at 21 my little sister had the small room she was 10 and I was 14. I got the bigger room to allow a desk for my GCSEs. Before I started my A levels we decided to swap whilst our parents were out. By the time they got home our stuff had been moved and she had the big room and I loved my little space. She went back into the little room after I had moved out but my other sister moved back with her child.
