Anyone had a kitchen side return built?

Trying to think about what would increase value of my house - kitchen side return or loft extention. Extending the kitchen into the side return would be my preference...with lovely glass roof and stuff, but have absolutely no idea how much something like this costs. Anyone had this done and can bear to give me a rough idea of how much it might cost?

DHW with a glass roof I think it would be about 17k as your kitchen is quite long an extra bedroom adds about 10k in brighton so i think the extended kitchen would be as profitable and they look lovely and make the kitchen feel huge

we had about 1.5m put onto our kitchen plus an extra bit with the sink in that sticks out. but we don't have glass roor of anything posh, just a flat one with lead on top, and half glazed doors leading to garden. cost about £10k plus another couple for the flooring/kitchen cupboards, extractor fan etc. well worth it

Noddy - not sure we'd ever be able to afford it...but really need to think about what will help this house sell one day (all the other houses in the stretch have loft extensions, therefore are 4 bed houses). Would love more than anything a huge kitchen with a big table in it and it would look fab. Do you know any builders/architects in brighton?

Deffo not doing it if it's the same price as a loft conversion! Would consider it if it were around the £17 mark though...hmmmm.

Hello ! Not really answering your question but we were in tootsies in wimbledon village at the weekend and they have sort of done this to extend the restaurant and we were saying how nice it is and how we would have liked to have done that to our old house. It was really nice with a pitched glass roof and in wood.

I had this done!

Just had it done a few months ago after thinking about it for years. We wanted a glass roof but in the end went for 4 Velux windows as it was cheaper and meant it would look neater (lots of waste pipes from upstairs bathroom to conceal).

I think the cost of the basic building works was about £16k - we are in the SE and I would say building costs are comparable to London here....

We reconfigured the kitchen so we could squeeze in a downstairs shower-room as well. Overall I would say the kitchen is not much bigger because of this but is brighter and feels bigger. Fitting of new kitchen units was extra, as was some of the plumbers and electricians costs (but that was for the bathroom as well iyswim)

Overall about £20k I reckon for the side return and new bathroom....
