...how furnished is furnished?

the bare basics such as sofas, beds, if it hasn't got these it should be called part furnished.

if you have all kitchen appliances I would mention this in addition as some people get confused

our flat is furnished, has bed, dresser, sofa, bedside cabinets, bookshelf, basic plates, cutlery, 2 pots/pans, 2 serving platters, some basic utensils, kettle, toaster, fridge, oven, washingmachine.

We left beds, wardrobes (some built-in), sofas, coffee table and some shelves, curtains, white goods in kitchen (including cooker, washing machine, fridge/freezer, separate freezer, dishwasher and tumble drier), dining table and chairs, saucepans, lawnmower and gardening tools.

Electrical appliances require a check by an approved electrician and there should be an annual Gas Safety inspection. All fabric and upholstery supplied by landlord, including mattresses, has to comply with a recent fire retardancy standard or be pre-1950.

What about towels, bedlinen, duvets/pillows that sort of thing? We're off for a year and are leasing out our house and want to get away with minimal packing!

I think you can include towels etc if you want. But be aware that you might not get them back in ideal condition.

More stuff means a more complicated inventory process.

We left mattress protectors but not linen. Think most people would prefer to use their own unless you are doing holiday type lets and then they'd need to be laundered after each one. Could you buy some vacuum bags and store yours in the loft, or pay for a small self storage unit.
