please, please, please help me sell my flat!

Our flat has been on the market since August we had about 18 viewers, one offer as you may know the useledd t pulled out at the last minute leaving us well and truly s***, we were supposed to be buying a house in Scotland but we have also had to pull out (very difficult in Scotland and we are having to pay compensation) anyway DP has now moved up and DD and I are down here until the end of the month when we are all moving into a rented 1 bed flat. But every month that goes past we are losing money and are going to have to start putting bills and stuff on the credit cards

Anyway I wanted to ask wise mumsnetters their opinion. Our flat is in SE London, not a fashionable part more like up and coming although it is attracting (how can I put this) a lot of immigrants at present. It's 2 bed was built 4 years ago and is practically on the banks of the Thames, you can see canary wharf and the gherkin from my living room. Asking price has now been dropped to 150K, this is a bargain for London I think. There are 4 other flats of the development also for sale, 2 at 160K, 1 at 158 and 1 at 152. They all have smaller living rooms than ours but thats about it.

We've moved to a new estate agent and were told they are going in about 4 weeks (I know pinch of salt) but they haven't even sent around one viewer in 3 weeks.

I am at my wits end I know I can't force people to come and view it nevermind buy it but I don't know what else to do??

flossam we used to be on rightmove with our previous agent but this new one is on findaproperty.com

yes ours is very cheap i think now but even the price isn't getting them in the door

I keep thinking 150K for a 2 bed flat with river views in London ok it's not trendy London but it's under an hours commute, it's a bargain!

I do agree SK. Would you not consider letting it out for a while untill the market improves? That would cover your costs (and maybe more) for a while?

looked at renting not an option the rental would only cover the mortgage and the service charge, then we would need to rent up in scotland as well

i'm afraid selling it is the only option

Poor you. I don't know what else to suggest. I would really be loathe to reduce the price further , unless the agents really think it will sell quicker for 5 grand less - it might be that it ends up saving you more in the long run... I'm really not any help at all am I? sorry!

that was from when it was on with the other agent, they were supposed to take it off though and it was 7K dearer then! Really cannot drop it anymore.

SK it is a lovely flat and very tastefully decorated, I can see why you're frustrated as it looks like you've done everything to the flat that you can.
What are the people like that have viewed already, are they young professionals? If so maybe the baby factor is off putting, you know they say people want to 'buy the lifestyle'

I wouldn't spend anymore money on decor etc.. I'd advertise as much as possible myself and until you move try to be out if poss when viewings happen and hide DD's stuff (I know that sounds awful ) Leave champagne & copies of vogue lying around so it looks like you're living the high life - not changing bums

thanks I suppose i'm just really stressed and down tonight, DP calling and telling me he already can't handle his new commute didn't help (over 2 hours there and back) as he's staying with relatives

bubblerock - one of the problems was the other estate agent was sending around anyone it was really annoying, we had one woman think it was the whole block, one who wanted a garden and a balcony and one bloke who wanted a top floor flat. It would be funny in another life.

I have tidied DD's things all away when viewers come round, the second bedroom isn't a nursery but a study/guest bedroom, there isn't a cuddly toy or changing mat in sight. I cannot even take DD out when we have a viewer as I need to keep an eye on the cats one gets a bit freaked out with strangers

I think that's the thing I have done all the things they tell you too but nothing!

this is so depressing we are trying to sell our house and only had 3 viewings in over a month.

by the way the flats both look lovely. would put a link to my house but not sure how to!

Hi Sweetkitty, just to let you know I think your flat looks great, apart from the living room is not doing it for me, it looks too blue/dark, if you catch my drift, with the dark sofas and curtains dumbing it down, rather than lifting it and saying buy me!, could you get a lighter throw for the sofas and chuck up some cheaper lighter ikea curtains? just an idea. Good luck selling it.

frizbe - i was thinking that myself today thought about getting v cheap neutral curtains from argos and leaving them when we move, am totally sick of the blue as well, there is anothe window in the living room as well and it is very bright and airy

have also got rid of the plant in the window to let more light in and decluttered a bit since then

in the bedroom the crib has gone poor DD sleeps in a travel cot which i collapse when we have viewers
