Should we let our house to someone with a chihuahua?

Our house has been on the market for a week, and we've had two viewings. The second viewer wants to rent the house, but she has a chihuahua.

Should we go for it (with extra stipulations, e.g. carpets and furniture must be professionally cleaned, and she must leave extra deposit)?

We're having to let it fully furnished (with our own furniture, which we like and hope to use again!). Most tenants around here are looking for unfurnished, so I'm tempted to go for this woman (a bird in the hand is worth two in the bush etc.

On the other hand if she decides to leave after a shortish time, it might be a hassle finding more tenants esp if the house smells doggy iykwim.

Anyone know if chihuahuas are chewy / smelly / yappy? (Don't want our lovely neighbours to be bothered by yappy dog).

I would have thought you'd be fine as long as you make contract amenments such as:

a) house must be cleaned to current standard when she moves out
b) any damaged furniture to be replaced (take photos now!!)
c) larger deposit (probably not too much bigger, maybe 6 weeks rather than a month?)
d)reasonable length minimum contract (6 months? 12 months with 6 month break clause?) to make it worth everyone's while.
e) garden to be maintained, dog poo cleared up (speaking as someone who moved into a house with a lovely massive garden FULL of dog poo)

Can't imagine a chihuahua causing that much damage, to be honest... It may be a bit yappy, but they're so bloody teensy I can't imagine it will disturb next door!

NOOOOOOOOOOOO - chihuaha's (like most little dog's) are notoriously yappy and pissy, they 'go' anywhere, they chew, they claw at things.

I ama renter (with a dog), in a house where the owner advertised for someone with no pets... and I still would not have a yappy dog.

Joash - oh bugger...that's not what I want to hear.

We only have carpets upstairs and TBH they are cheapo carpets anyway (owners before us got them in order to revamp house before selling).

Ruby - that's a v good point re: cost of one month's void. That would be a grand, which covers a lot of cleaning.

Arse...have to make decision soon.

perhaps I should have added that the landlord agreed to us moving in with our dog - but she is 14 years old, has never chewed anything, is not allowed in any other room apart from the kitchen and has a restricted area in the garden where she is allowed.

I have friends with yappy dogs (chihuaha's, yorkies, and another - not sure what it is) and they are all notoriously yappy. I have now banned any of the friends from bringing their dogs when they come to sat, every single one has peed (or worse) in this house and each owner admitted that it is the first thing they do when they get over exited.

I rent and I have a dog. To be honest, if I owned a house to let out I wouldn't have a tenant with an animal in there. I have a well-trained doggie, but there are still stains (animals do puke too!) and smells. (Fingers crossed my landlord isn't reading this!) This would be so much worse considering it's your own furniture. I don't know about the specific breed, though.

We rent and we have one cat.

She's mostly outdoors, however.

She has a tray in here, but she mostly does her thing outside.

I wish my cat would do his business outside. He waits to come in to do it. And he scatters the litter everywhere. He's a smelly old thing. (Landlord, if you are reading this, the cat was here when we moved in...honest...)

Just in case you're still not sure, my doggie did a lovely big wee in the kitchen in the night (he's on steroids and they are doing strange things to him at the mo) and DS walked straight through it and into the lounge. Oooooooppppppsssssss

And no, I am not a completely insane dog lover, but I do like.

Maybe you could arrange an interview with the chihuahua, where you could ask it questions about its toilet/chewing/yapping habits?

I think I've been spared from having to make a decision! A lovely young family want to rent the house (for at least 18 months)...they sound ideal. The agent is doing their references etc at the moment.

So no chihuahua dilemma!

Oh good, it's so much nicer when these decisions are taken out of your hands. Although had you not had the dilemma I would never have had the chance to have a mental picture of someone interviewing a chihuahua about its toilet habits...
