Garden is a must and house must have something to entertain kids if its raining.

Like:

dishwasher
washing machine
dvd player and dvds
Godd trashy books
Good kitchen not filled with cast off tat.

I agree with NP about no telly on holiday. Or it's OK to have a small one with grainy image and only a few channels.

Practical floor coverings on rooms that open straight on to the garden...

Last cottage holiday was overshadowed by stressing about the plain pale cream carpets and trying to get our 2 and 3 year olds to take their shoes off while still basically standing outside.

All elec and gas included in the rent.

Can't bear stingy landlords who charge £800 a week then put a £1 meter in for coins. I'd rather have an extra £30 on the rental booking than worry over 'how many coins will we need? How long does a coin take? Will we run out and have no heat/light/hot water till we can get to a shop?' Even without a coin meter, having to pay extra for power means you don't know till the end of the hol how much the holiday will cost in total.
Extra for elect etc REALLY puts me off booking a place.

We went to a cottage in Scotland for our honeymoon and there was a bottle of champagne and some hand picked strawberries in the fridge. It was lovely.

Board games are also good as its something to do on rainy evenings if you don't want to watch TV.

Also a hoover is good. That was the only problem with the cottage we stayed in. There was no hoover and DH dropped a jar of coffee and there wasn't a dustpan either so we had to go buy one from the shop wich was 15 miles away and then come back and clean it up.

There's a difference between a b&b and a s-c cottage though. When you are taking all your own food with you, if you can save a bit of space by not taking a travel cot, it's a huge bonus.

Issy - we are going here this summer with a wheelchair user. I think it looks lovely

beetroot - I'm sure you've already got this covered and not sure how big your place is, but one thing I find really frustrating is staying in a place that sleeps 10 and having a fridge which is smaller than my one at home (where there are two of us). Huge fridge please (and possibly back up smaller fridge in utility room if that is a possibility)

Oh yes and good kitchen equipment always makes me happy.
