Buying house - is 1930 too old

Hi, we are looking to buy a house in Orpington, Kent. This is the first time we will be buying a house and given we are not from the UK, we wanted to understand a few things:

  1. A potential property we are looking to bid was constructed in the 1930s. And the other in 1970s. Are houses this old ok to buy, any particular aspects we should check before purchasing?
  2. Is there any broad calculation on what the premium for the 1970 house should be over the 1930 house (other things assuming equal)

New builds are actually the ones you want to look out for. Older houses are built very well.

1930s houses are great. In my city most of the nicer houses were built in the 1930s.
Often older houses are more expensive than newer ones personally I would always chose a house built in the 30s to one built in the 70s because they look nicer and are in the main solidly built.

Omg 1930s for me any day. Much more solid build

I would definitely want cavity walls.

I live in Orpington and I can confirm that my address is Orpington, Kent! The factor that is confusing some people is that although it is in Kent, the borough is London Borough of Bromley.

@Brightgate 1930s houses are generally more desirable than the ugly 1970s houses in this area. 1930s properties tend to be more solidly built, have a larger plot of land and more character. A 1930s house would usually be priced slightly higher than an equivalent 1970s home.

My property was built in 1850. It's completely sound. They knew how to build things in those days.

They knew how to build the ones that are still standing, I guess. Plenty aren't though.

There are loads of 1930s houses in Orpington and chislehurst, all pretty solid (but check the flood risks.)

I've just put Orpington into Rightmove and it comes up as Kent.

Just get a survey. That should uncover any nastys.

1930 houses aren't that old. About 1/2 of the place I live is 1930.
Bigger room generally better ventilation.
