What is Polegate like to live in?

Hi, we are selling our house and relocating. The kids are home educated so we’re not tied to schools or to a particular area.

We’ve seen a great house in Polegate, but know nothing about the area. Can anyone give me an idea of what it’s like? I know all
towns have nice areas and dodgy areas. What I’m really asking is whether it’s a part of the country that’s generally better to avoid. Thanks!

Polegate is fine in general, but is a small area next to Eastbourne. Near the sea and Downs. Nice countryside, good train connections.

Pros-
Cuckoo trail
Small town and community
Outstanding Primary School

Cons-
Multiple new build developments in Polegate and Willingdon, up to an extra 1000 houses.
The doctor surgery in Polegate is rated one of the worst in East Sussex, they are completely overwhelmed with the rising population increase in the area.
We live by the most delayed road in the UK-A2270.

I moved to Polegate in 2020 and we are considering moving back to Eastbourne harbour due to the concerns above. I hope this helps! its a pretty common worry for people living in Wealden.

I live very close by and also home educate.. Polegate is a nice little town, it’s really congested at the moment with seemingly constant roadworks for the new estates being built, but fingers crossed that will settle down again before too long. Great walks up on the downs, and it has a sweet miniature railway run by volunteers on Sunday afternoons. Loads of clubs at the community centre. Trains are good for getting to London or Brighton.
There is a huge home education community in the Eastbourne area and several groups to choose from every day (join the facebook group for Eastbourne home educators as well as the one for Hailsham, Polegate and surrounding areas) Off the top of my head I can think of a climbing home ed group and a new fitness group specifically in Polegate.

It nice but fairly small. I'd imagine you'd find more HE families towards Brighton.

Thanks so much for taking the time to reply! Much appreciated. The home ed side of things sounds amazing, but unfortunately my children struggle with social groups (they are autistic), but it’s good to know just in case.
