Thoughts On KENT!!! Coast or Countryside ??

i left a previous message about Devon and Cornwall !!

I'm considering Kent as an alternative location, bearing in mind i live in London.

I was looking by the coast Birchington, Folkestone Deal Whitstable, as well as Tunbridge Wells ??

Id love to know what people honestly think, so let me know.

look forward to hearing from you all with your honest opinions
is Kent a bad idea and am I better off looking Devon and Conrwall?

Happy to help. What is it you are looking for?

Folkstone is seemed to be up and coming.

Whitstable is lovely. Houses are more expensive. Gets busy with tourists in the summer.

Deal is a lovely little town. I really like it.

Don’t know Birchington.

Tunbridge wells is also
more expensive.

Not lived in any these towns, only visited.

Kent is also good travelling abroad the continent - 30 minutes by Le Shuttle, plus London isn’t too far away. Has a good mix of coast and countryside, lots of lovely villages etc.

Rye, just across the border may fit your brief also.

Was literally going to say if you look around Birchington area you can have coast and countryside at the same time!
The weather is (usually) a bit better on the Kent coast compared to the South West.

Tunbridge Wells is lovely but pricey. Whitstable has an art, quirky feel but does get busy in summer. Tenterten, Faversham and Sevenoaks might be worth considering.

need 2/3 bedrooms £375k budget
need buses , as i dont drive and shops medical centre

ive seen house in Birchington ive been there a few times
viewing and it looks like a lovely village and more for your money
compared to whitstable

Was in London yesterday so couldn’t reply.

The places you listed - Whistabke, TW and Sevenoaks are sone of the more pricier areas in Kent, and you probably would get much for you money.

Happy to share my view, living/lived in various parts of Kent over 20 yrs. Whitstable and Sevenoaks are certainly two of the most expensive parts of Kent. TW a little less so, but your budget won't go very far. All nice areas however. Have you looked at Broadstairs/Margate? lovely towns and property prices are certainly more affordable, although access is an issue if you need to be in London a lot.

I live in Deal.

Moved from London 2 years ago and much happier with the more relaxed lifestyle and being near the sea.

Deal is pretty, safe, friendly people, nice little high St with mostly independent shops, nice restaurants & cafes, yoga and pilates studios and a weekly market every Saturday. Of course the seafront gets much busier in the summer. Trains to London take about 1.30 minutes.

Margate has a good art and music scene and some good cafes/restaurant but obviously much grittier. Property prices have gone up due to its trendy image. I personally really like visiting and spend a lot of time there.

Ramsgate is a bit quieter and still good value for money and has a more interesting seafront/port. Broadstairs is pretty.

Folkestone is also up and coming. The old high st is pretty with independent shops, a choice of restaurants and cafes. Lots of investment has gone into the town but the high st does not look great. A good art scene as well and art centre. The closest to London for commuting (fast, direct train), usually about 50 minutes. People tend to prefer the West side but I think there East side is fine and has cheaper housing. That would have been my second choice after Deal. Lots of DFLs there!

Sandwich is also a nice pretty town.

Whistable is more expensive and get really crowded in the summer.

It also depends on whether you want to live by the sea or not. That was a major factor in my decision so I would not have considered Tunbridge Wells.
