Where to live near German School?

Hello, we are moving to London in a few months and planning to send our 13yo twins to the German School (DW is German, DD/DS grew up there; we’ve been in US since 2018). DW will work near St James, I’m at home. Any recommendations on areas to look for at least 3 BR home in reasonable commute from both school and work? I’m craving culture and walkable shopping areas/a good high street and hate the thought of depending on a car.

If they are going to the German School, I would start by looking in Richmond-Upon-Thames; it's a nice place with a good theatre and a District Line station, which will work well for St James.

Richmond's a really nice place; it's quite small but everything you would want is there.

I occasionally pop down there just to wander past the little shops and down to the river. It's not as frantic as the middle of London.

I'm not sure what kind of budget you have in mind, so would suggest perusing RightMove to get an idea of how much houses and flats cost to buy or rent there. It's a really nice part of London and this is reflected in the prices.

What’s your budget OP? That will make a huge difference to the advice you are given. If you have a healthy budget, then Teddington or North Kingston are lovely areas in the borough of Richmond, and you would get more for your money than in Richmond itself. Are you looking to buy or rent?

The German school is on two bus routes - the 65 between Ealing and Kingston and the 371 a twistier route between Richmond and Kingston. Many of the school’s students use the bus. The 65 is only really reliable from Kew Bridge southwards - too many pinch points north of that.
An alternative would be to think about Teddington and cycling across the footbridge between Teddington and Ham to the school

I’ve been looking on RightMove and houses in Richmond are definitely pricier than other places nearby!

We would like to rent for a year until we know the area better and give ourselves time to really land.
Not sure what our budget is, actually, since I’m still converting dollars to pounds in my head. The typical place in Richmond that I saw on Rightmove seemed to be about £6k pcm which seems really high and above our budget. I’ll look at North Kingston too! I do hate airplane noise and heard that both Richmond and Teddington are right under the flight path and, if so, that would rule out those areas I think.

Actually we would like to rent for two years at least before wanting to buy, and go through a move again!
